In retrospect, I know I've lost plenty of Sales by subconsciously (maybe with body language) conveying the question: "Why would anybody in their right mind be looking at a dump like this ?" Afterall, they're the ones who asked to see it! I'm not the Buyer.

Did you ever say which Massachusetts Township you're in ?

It doesn't sound like this 1st showing is in Hyannisport ?

No, this first showing is definitely not in Hyannisport and I do know that my first showing will truly be a learning experience...small place, but is well maintained inside...I'm actually looking forward to it.

I showed a cottage this past summer and in the MLS description it stated that it was "What dreams are made of"....it was a dump and needed to be gutted (inside and out). After we went through it I stated that it should have read that it is what Nightmares are made of instead....I got a pair of stares and silence.....they loved it!! Thankfully I was able to pull my foot out of my mouth and got the deal done.

I've learned to never voice my opinion if it's just a cosmetic or layout issue. You can't account for other people's taste, and it might just be perfect for them. You might think it's a dump - but don't point that out to them!

Normally I don't either, but this one had slanted floors, slanted ceilings, electrical panel that looked like a spaghetti factory and was about 3 feet above the head of the bed in the "master", the 2nd bedroom had a closet which was filled up by a water heater (and the bedroom was tiny), a supposed 3rd bedroom which was small and you needed to walk through it to get to the "master" (more of a hall way than a room), a space heater style furnace which I swear was probably the first production furnace ever, exterior finish was falling off and the walls were wavy, needed new windows and the window sills were rotting out from water lying on them, electrical run to the "garage" by an extension cord strung up from the house, extension cords strung up through trees to get hydro to the exterior mood lighting (Christmas lights), wavy roof, the list goes on and on. Did a home inspection which brought up even more issues. But they liked the layout and saw potential (I flip homes from time to time and am usually very open to potential including having to gut homes right down to studs, but this was beyond hope IMO). They have since done alot of work and I look forward to seeing it but I thought that there was absolutely no way they were going to go for this place after out initial walk through (I usually get a very good sense of that when walking through with buyers). Oh well, they were still happy and we negotiated a great price.

Foundation issues, potentially hazardous electrical systems, etc. are not *cosmetic* and are not at all what I was referring to.

I did rather well, the woman actually really liked the place , but has to sell her other home, before she puts in an offer...all in all was a great experience, can;t wait for the next one !!!

I was a buyers agent, actually....I gave her all of the pertinent info and had her sign the necessary paperwork, she just needs to get financed....I think she was more looking than anything else, but really liked the condo and wanted to put an offer in

Is it anywhere close to being Sold?

Now might be a good time to start working with REALTOR.COM, and learn about what's going on with the other side of your equation.

Many aspects of Real Estate are ever so B O R I N G until they affect you; and then suddenly, they become very exciting and worthy of research.

If her home is drastically over-priced (wherever it is), versus her competition there, you can use that information to temper your activities here, while knowing that any possible Pay Day is way off in a Future Time; but this is good practice!

I once had someone actually fabricate the existence of a "Pending Sale" in another State, so I became one of those "Trust; but Verify" types after that.

I know it may be shocking; but People don't always tell us the Truth.
