Hello to all,

I got my license in miami florida three months ago and I am now working with a friend of mines dad.
My situation is this:
1. They mostly have all done commercial so my friend can't help me out too much w/ residential although he knows a lot about real estate in general
2. I have a couple people that want to do deals with me but I feel so lost when it comes to filling out all the listing agreements and all the contracts because I've never been taught how to do them from my friend or his dad who is our broker
3. he is giving me a 90 10 split which is great
4. me and my friend have partnered up and have a couple of pending deals in residential that might take off really soon.<P>
My dilemma is this. I want to be confident when filling out contracts and listing agreements and I want to be able to be confident in front of clients when filling these things out; but I would also love to keep working with my friend. I really don't know if I should leave my friend and his dad and get training at another company or if I should just tuff it out where I am at.
Are there any schools that teach how to write contracts and listing agreements???
Do other companies teach you how to fill in all the forms needed?? ex listing agreements and sale and purchase contracts? or is this something I'm going to have to learn on my own regardless???

I would be up front with the your friend and his dad. Explain to them that if they expect you to make money for them you need to know the basics. Let them know that you need the confidence to go out there and make these deals happen.

When I joined my company, I had a mentor. She's actually my neighbor and friend but also a great mentor.

I think that's a great split but it won't do you any good if you don't know what you're doing.

Be honest with them and tell them how you feel. If they won't help you, move on.

have you read the entire listing and purchase agreement with all addenda needed to make a deal?

my first deal took me about 4 hours to put together the paperwork. i had it spread out all over my living room floor. i will never forget. i was so inexperienced that i numbered all of the pages so small in teh bottom right corner that after it was faxed back and forth, all of hte numbers dissapeared! lol, i still number them to this day so taht i can reference pages with sellers, buyers, agents and my assistant, but i write it big and circle it!

i read things until my eyes needed lasik. then i sold homes until i could afford lasik:-)

read things until you understand and that should in and of itself be a huge help

There is much more money in commercial than residential plus the hours are better.

Just like me I know residential and have 30 agents but my main focus personally is on my commercial business. I have no interest listing a home at 9 p.m. at night with screaming kids and a dog humping your leg.

If you want to really grow residential than move to another brokerage otherwise take a look at the commercial arena.

Was you visiting my house while I was out listing a property?


You are going to have to talk to your broker. He may not know that you don't know how to fill out the paperwork (or at least not comfortable with it). Where I come from the Board offers a monthly contract class and it counts towards CE. I was scrambling for CE hours to renew my license and actually took the class last year. I was actually suprised at how many errors and potential problems I had been making.

I just moved to a new state. to get up to speed I "listed" my house and then "sold" it, including several counter offers etc. this practice really helped. I know I am ready when I can explain the forms upside down.

My broker is one of the few in my area who takes an active role in educating his agents re: the contracts. Not only that but we are told to have all contracts checked by him or his partner (an assoc. broker and co-owner) before they are sent to clients for signatures just to make sure nothing is amiss. I know a lot of agents may think that's too anal or something but yet I am shocked at some of the contracts that come in to me from other agents...things left blank that require a yes or no answer, mistakes scribbled out and not initialed, things unchecked that should be checked and vice versa...

He takes it seriously. Every couple of months he or his partner has a contract training meeting, mainly for new agents but also for us "know it alls" (lol) to come and just get a refresher.

The state just issued a new contract with a lot of changes, and we're having a special meeting next week just to go over the new stuff.

Our broker really does take a hands on approach and is one of the best in the area.

Most agents have to learn everything on their own and DON'T have good mentors. I learned the contracts by reading them over and over and over. When I look back, though, I do feel sorry for my clients that were my first sellers. It gets easier every time after that. Also, if you have a friend or family member, practice on them. 90/10 is an unbelievable split. In my area, most agents start out on a 50/50 split.
