I am not Mike Ferry trained....but If I get the appt I can probably get the listing. You have to find out what is important to them and cover that need....right now I am doing discounted commissions with full service...works everytime right now...but after I have done a bunch of those...I can use my track record and charge full commission

Do you ask for feedback from the seller why they did not list with you? I have asked specially to those ones which I thought I should have definitely got the listing.

this is true...

build value and commission is not a problem

i blow discounters out of the water every single day. they make me look good. i work the expireds as most on here know. 92% of my mls has a co-op of 2.5% and it is safe to say that most are (except discounters) even 50/50 splits. this means that less than 8% of the commissions are otehr than 2.5%. i charge 3% to sell and offer a 3-4% buyer agent co-op. minimum total commission that i charge is 6%...law says commissions are not fixed and that is true. they are all over hte board.

doesn't your seller want to offer hte buyer agent a higher co-op to encourage a sale? this can only occur if the commission is raised instead of discounted.

Discounting just hurts everyone including your self. If someone was the only discounter they would be ok but if one discounter discounts another discounter then everything just goes down. What does Mike say? "will you lower your commission" NO " any other questions"... It works.

Wow, Tony. That took guts to admit that. I learned a long time ago that commission is an indication of self worth. Most of the time, sellers will gladly pay full commission for a full service professional who can convey thru this thru a dynamite listing presentation. You should try a bunch of MFO seminars. You'll get straightened out real fast on this. Why in the world would an agent want to sell (blank) amount of homes per year an make LESS mone?

Tony I was doing discounted commissions for full service for 3 years. I found after awhile and especially after I started getting full commission REO listings that I wasn't motivated enough to really do a full service on my discounted listings. Especially after a couple of deals that were somewhat difficult between the under contract and closing time. So now I'm back to being traditional.
