I currently have three listings and am working with several buyers, I pay more attention to the listings since I have a contractual agreement with them and provide them with regular (weekly) updates via phone, e-mail and even text message to show them I am on top of my business even if nothing has transpired in that time.

How often do you update clients?

I ask how often they want updated. Standard for me is every 7-10 days. Somewant updated less, some only want updates if something important is happening. I prefer email but I let them decide the manner of update.

I use to do it every 2 weeks manually. As my listings have built up I now make a secure page on my website they can log into that shows the activity everyday to market their listing. They can go in at their leisure and look at it.

Of course if we have an offer,showing,etc. then I will call but general things to know what is going on they can view online.

I like the idea of a secure page on your site. What was the cost of setting that feature? Do clients use it regularly?

0.00 cost and a little time setting it up. With my website system I can set a page to private so it is not indexed by search engines.

The page has a login on the page to access it for the seller.

I was updating clients every 2 weeks so I have just started using it. I can track how many hits the page gets every day to see if they are using it.

Soon I am going to hire a full time web person to run all my inputting to my websites,listings,contact manager,etc.

I am just to busy going on meetings and writing up listing agreements and contract and making phone calls.

I like to update the clients once a week. This keeps them from calling me and they expect my call for the update.
