Hi everyone,

Need the best advice. If I definitely know that I will be dipping into commercial real estate sector later, should i give myself seasoning time and experience as a residential agent first. I'm only asking because i know for commercial takes longer seasoning time to get into. I really don't mind getting my feet wet and shooting directly into commercial, but scared if thats the best choice now, maybe become experienced as a residential agent first. is it short cutting? does all commercial agents develop from residential usually? What do you think or suggest? any commercial real estate education/training you recommend? i'm in louisiana and i'm currently in the prelicensing. taking my test in 2 weeks.

They are totally different. I would go into commercial right away.

Don't go to one of these companies that DABBLES in commercial and sells residential. Instead go to a commercial brokerage where you will get hands on daily training to learn the craft. You can do commercial leasing to get immediate residual cash. You will most likely start out 50/50 split.

Some commercial firms NAI brennan goddard,colliers,cushman and wakefield,cb richard ellis,jones lang lasalle,staubach etc.

If your local association has a certification or a designation to specialize in commercial real estate take the class. It may be a good way to get your feet wet if you have no clue about commercial real estate. Its a whole different world. I wouldn't waste time in residential if that is your goal. Good Luck

Both fields of real estate are completely different. I would say that no matter which one you choose the experience will benefit you in some way. It is all about getting your foot in the door one way or another. The more client interaction you have the better. Not only does it build your confidence but it also increases your reputation and gets your name out there. Good luck!

Thank you all for the support and guidance,

I've met with a couple of brokers consisting of cjbrown, remax, kellerW, Coldwell banker, NAI/latterblum, and felt very comfortable at cj brown office that was the closest to home. They have a great office climate that i enjoy. Plus Nai/ latterblum commercial, which is the cjbrown commercial division, advise me that they don't take new commercial agents without prior residential background or a minimum seasoning of 6 months. Either way, starting with residential will not hurt plus its quicker gratification and a stepping stone to build my reputation and network into commercial one day. BTW, I will be enrolling into CCim courses as things progress. any further comments or advice will be accepted. thanks again.

I was wondering about this too. I am currently in residential and plan to delve into commercial too. So far I am studying for the CCIM but it's been challenging to enter the field.
