I am here to learn, and hope to get answers.

1st. I must explain my story... Keep in mind I have no experience in real estate.

Here is my present situation. I am in the military, been stationed my 7 year career overseas, presently in Germany, and I am ready to buy a home back in Phoenix. I have an 800 credit score rating and am a perfect candidate, for a VA, FHA home loan. But I cannot get one of those loans because, I don't live in America??? I am being told I have to purchase an investment property if I want to buy a home?? I loose out on all first time home buy credits and almost nothing down payment and low low rates with the help of the VA.

I don't need an investment property, the house can sit until i get my leave yearly. I feel slighted by this present system for folks in my shoes, if many. Who or where do I need to go to get my voice heard, congressman, senator.

Please if any of you can point me in the right direction, I will make a case for myself and any others that may come across this.

Joe, where you are stationed, is there a Housing Services Office anywhere nearby to assist U.S. soldiers? That's the first place to start -- even if you have to get a pass or a couple of days of leave to travel to Stuttgart or some place to find the nearest HSO. They should be a wealth of knowledge.

Also, do you not have a home of record in the U.S.? That's what you use for your permanent address - not your APO address or unit-in-Germany designation. You are a U.S. citizen, after all, even if stationed overseas.

My guess is that somebody has not understood your question or situation. Do you bank with USAA by any chance? They have been working with U.S. soldiers since the end of WWII. I have used them for years - and so have a gazillion other soldiers of all ranks. I'm not necessarily recommending them, but they will understand your situation. PM me if you want more info on them.

I am a veteran, and a volunteer Realtor at Ft. Sill - so I know how that HSO works. There's just gotta be a lot more like 'em around the world. Don't give up.
