Cleonard, think of what you have to offer that the competition does NOT. Things like, honest, efficient, etc., is NOT a hook, because ALL consumers expect those things from every agent.
Think of compelling offers, advantages of working with you, but make them real. Offers that seem to good to be true always have a "catch", and the intelligent consumer knows there is a catch.
Most buyers will not show committment until you meet, and they really believe that you are looking out for them. Once they feel they KNOW you, LIKE you, and TRUST you, AND you are professional and know what you are doing, THEN you can get committment (usually).
Asking for a real committment before any kind of relationship has developed is like asking someone to marry you on the first date... probably not going to happen. Even if they say "yes", YOU will be wondering "what is the catch?"
