It seems that many Realtors struggle when it comes to professional quality photographs and web based marketing. [b]Do you think a address/location specific web URL with professionally taken photography and/or video would help you sell your listing?[/b]

Please give reasons to back up your "yes" or "no" vote.

WIth regard to pricing, would you prefer a flat fee or a percentage to be paid upon sale of the listing? Please give reasons for your opinion.

in most cases, no.

I have seen listings with crappy pictures and just on the MLS sell because they were the right price.

this would be good for higher end listings, esp. to market to upper class/wealthy clients...but not your average run of the mill listing.

This of course is my opinion and I'm sure someone will come in and try to argue with how I'm wrong. Have at it.

If the house is described well even with no so great pictures potential buyers will still want to see it, especially if the price is fair. Nice pictures are good, but added expense no so sure.

Assuming the site is well designed and well marketed then I'd say maybe. The problem is there just isn't a huge market for luxury homes. So it would seem you'd have to charge the sellers. If you're charging the sellers then you'd better bet getting some decent website traffic.

If you were to go with it, id say to charge a flat fee. I personally do not think it would do much to help "sell a listing" but it does help to "sell the seller" ...many sellers, especailly those in higher end, want to see the extra stuff you are going to do.
