I know agents that sell 50-100 transactions a day! calling expireds and fsbos all the time and doing lead follow up. This is prospecting.

Wow! Great seminar. Everyone was very friendly and approachable. I went to breakfast, lunch and dinner with a lot of interesting agents. Eric Delgado, Daryl King, Shiv Bansal (all 100+ deal producers). Agents from Manhattan, Santa Barbara, Sacremento who only need to do 15-20 deals a year and make $600-$1 million/yr. (It's not fair, lol). Sitting in the airport now, taking the red eye back to Toronto with no sleep...feels weird. Will be landing at 10 am then I have a 3 pm listing appointment I set before I left, I generated the lead from my Novemeber Prospecting. I also received 2 e-mails from Past Clients while away indicating they want to sell. In both cases their properties are worth around $1 M, definitely good for upping my average commission. I believe the call backs were as a result of me calling my sphere from Nov-Dec. I checked top producer and in both cases no one was home and I left a voicemail message.

Yahoo! Just listed another home from my fall Prospecting Blitz, $529,000. I steered my prospecting/business towards the higher end a couple of years ago to where they do not nickle and dime you on the selling price. My average gross commission cheque is now $11,000, up from $8,500. My goal is to steer it up to $15,000.
My first postcard mailer went out this week, 700 to PC & COI, 130 to leads generated. Received my 1st call today from a past client saying she got my card as she chuckled, asking about the market (it's a cute funny card of a baby).

All over my town/city. A townhouse is around $350-380k nowadays. Even though they have higher turnover I do not target my prospecting to them. I target slightly higher where it pays better and yes, there is a lot less turnover (approc 2% per annum but there is less competition an they pay much better. Lucky, how far are 500K+ homes from your home or office?

If the home is priced right...it will sell in under 30 days. Priced wrong it will never sell. Obviously there are more buyers for the semi's and towns but it always comes down to price. Houses are always selling in all types of markets. In my market, they sell within 97% of list when listed right. If listed outside of that 2-3% buying zone.....I will probably never sell. once the house goes on the market, how long does it take to sell 500K+ vs. the 300+ towhome?

i actually put a hefty part of my pricing into showing hte seller that a home priced correctly will go under contract withing 60 days!
over 90% of the time a property goes under contract within 60 days of a price reduction! if you can show that for all of the sold homes in the area then you can prove how important correct pricing is.
i offer a 1% reduction in commission on my side of the transaction if i dont get an offer in 60 days. i have only had to pay that out twice (ever)! i offer it all the time. i wont list a house at a price taht i think (based on the numbers) wont sell within 60 days. oh, the 60 days is my margin for error! lucky is spot on in regards to talking about the under 30 days numer. i just double that to be safe and avoid having to reduce my side of teh commission by 1%! my listings are at 6% 3% co-op. i feel strong about my pricing methods and the client benefits in my belief in proper pricing. they get what they want. SOLD!
if it has to be reduced to be sold, did teh listing agnet tell the truth upon listing at a higher price?...***OR*** did the listing agent say waht the seller wanted to hear to make it easy to get the seller to sign the paperwork? <<<<<ponder that
if you tell the truth regardless of the outcome, the outcome will always be beneficial for all parties involved<<<ponder that too:-)
