Long time lurker here...first of all many thanks to the main contributors to this thread - Hunter, Linden (although both MIA for now - maybe busy working on deals they've found by using the strategies on this thread), Estatereal, Erik and of course, Lucky. IMHO, this is the best thread in this forum.

Question for you Mojo users located north of the border - have you had any success getting Mojo to display "pvt caller"? I've tried to use my old cell phone#s, my old landline#s - Mojo displays the number instead of pvt caller. Many thanks in advance.

I usually use my office# when making calls but there are some situations where I do not want my number to show up in the caller id - i.e. similar to pressing *67 when calling from a landline.

Any one here use a BRAG BOOK or a something like a PRE-Listing package that you can personally drop by to your HOT listing leads before you actually have an appointment set to solidify your chances of getting the call when they actually are ready to interview? Imagine if you could drop off 100 -120 of these and it solidified you with over 100 listing appointments and you listed 60-70% of those appointments.

I have been researching this an here are some ideas I have on what to include. I think it should be generic yet professional, impactfull but not with too much to read.

A) track record
B) testimonials
C) your resume
D) common mistakes sellers make
E) questions to ask realtors
F) sample marketing
E) what's special about your home?

Any ideas?
Any sources?
Any links?

I have a good Pre-Listing Package that I have put together over the last 10 years. Everyone that sees it in my market center wants it (I wont give it out to other local agents to use).

If you email me I'll be glad to send you the Microsoft Publisher file so you can hack away at it and use it for yourself. Offer is open to anyone not in Broward or Palm Beach counties Florida.

I sent the pre-listing package in ms-publisher and my listing presentation in ms-power point to the 14 or so folks who asked for it.

If anyone sent me a email and didnt get it please let me know via email.

And of course if anyone has anything interesting to share like scripts, trainer stuff or even brokerage training I always love adding to my collection.

I'm back. The moderators recommended that I check into a mental hospital for two months which in hindsight turned out to be superb advice.
While in the hospital I picked up some great leads from fellow
patients who want to buy 5 million dollar homes when and if they
ever get released. Like they say "Hold fast to hope and happiness" Weird thing is Linden was admitted shortly after
me and I was forced to share a room with him which turned out
well due to the fact that he's not gay. He's still locked up

One thing I noticed about him is he talks in his sleep, he
keeps saying things like "I make 100 calls a day and love it"



People wouldn't describe me as negative, I get more social
invites per week than I can handle. I lift weights, eat
real food and try to put in a solid day of real estate Mon -Fri
as Mike always told me to do.

What caused me to get locked up in the mental hospital was people comming on Lucky's thread "Claiming" they knew what they were talking about and after 20 years of doing this gig I knew it was a big fat "Lie".

Lucky on the other hand is the extreme opposite, every word
he types makes all the sense in the world to me and i respect
him for being honest.

I'm not one to shy away from a fight but the competition out
there appears to be fierce, I'm sure this is just a phase and
it too shall pass. THE STRONGEST WILL SURVIVE.
This reminds me of when I started in real estate in 1992, there
were 20,000 agents, many who had started in the peak of the late
1990's. These guys had sold there friends/family a home for 220K
that was now worth 180K and they were stuck in the mud. These agents would come back from there appointment with a sad face and some after a couple of these icidents started to openly cry.
The good thing is they left the business, the number of agents
quickly fell to 12000. The ones that survived had established a
strong work ethic and just plodded through this and in my case
did a lot better than the average agent.

Last Nov/Dec I cold called a nice professional retired couple. They wanted to sell and buy a bungalow in Guelph (one hour away). I knew they were serious, bungalows are not that common so I emailed them a few. On the weekend I showed them the est 1 house and they bought it Firm! $542,000. It's a charmer. Yesterday I listed their house, $650',000.

Prospect for the cream of the crop business.

No, I don't really do not pay attention to that. I use what most people use. Gut feel.
( I guess ).
Not to be negative on this but I am not sure we can manipulate people into taking action with us. I'm sure we can repel, if we are not in rapport but that's about it.

Last night I sold the listing I posted about previously where I had showed them one house, put them in my sphere and they called me to list.
This puts me around $140,000-150,000 closed and pending. The push is to get over $200,000 ASAP. I feel this is sort of the break even point for my business where most of the bills have been covered.

Ideally I want to come in to each new year with $200,000 pending. Never done this. Maybe 2013?

TRANSPARENCY
To achieve my goals I need 90 listing appointments to take 55 saleable listings to sell 65 homes to earn around $675,000-$700,000.

With 9 working months left, I need 9 listing appointments EVERY single month and take 5 saleable listings each month. This already is going to be a big problem as I know from tracking my appointments, there are many weak months for appointments and listings taken. The only thing I can think of is to really ducats each week on setting those appointments regardless of what happens.

I need to go on 2 listing appointments each week minimum.

Hi lucky,

It's been awhile since I've read through all the pages of this thread, so forgive me if the answer to these questions are out there.

For your newsletters that you send out to hot leads, do you create them yourself, have your assistant create them, or use a pre-made one? I am working on this now and would love to hear your advice.

Also, do you work with buyers anymore at all? I mean, besides the people moving that list with you. Ben Kinney mentioned that the amount of energy it takes to work 7-8 buyers, is equal to 41 listings. With your goal of 55 saleable listings during the remainder of the year, it seems like buyers would take up too much of your time.

If anyone else wants to address these questions too, feel free! Thanks in advance for your response!
