While the inspection process is going on, Who usually attends?
How about with the appraisal?

You attending the appraisal will not influence the value. In fact the lender usually want the appraiser to be ALONE in doing the inspection.

In your case with an FHA loan it works different than a conventional loan. With a conventional loan you have an appraiser and then a home inspector is optional if you want to pay for one.

With FHA you have an FHA inspector/appraiser that will do the valuation and also make sure the property meets FHA guidelines before being FHA approved.

The FHA inspector/appraiser does not report to you nor are they you inspector. This is a process for an FHA loan. If you want to pay for a home inspector to look at the property and give you a report and point things out to you plan on spending 300 to 500 for it.

Survey,home inspections,radon gas,mold,asbestos,lead based paint,knob and tube wiring,poly pipe,galvanized plumbing problems,leaky roofs,foundation issues etc. are all on YOU the buyer to inspect and pay for during your "due diligence period".

Here, the buyer and the inspector are usually let into the property by the selling agent.
The appraiser is typically met by the listing agent at the property although sometimes the selling agent will meet them.

Good morning, all!

In our case, it usually depends on who is paying for the inspection. Most times, when we are performing a property inspection, the client wants to be present (and is welcome). In fact, we encourage them to video the process if they wish.

Some inspections (such as a soil contamination survey) are too lengthy for the client to remain on-site for the entire process, but other inspections such as evaluation for a possible methlab or marijuana grow house, the assessment takes only about 90 minutes for 1,500 ft2 ranch.
