I Agree with your post Dan, with one exception. I would bet the number of agents that make excuses before reaching that level of calling s more like 99.9. My perception is that over half of the agents currently in the business have never made 1 cold call.
I have made a few, but I doubt it was over 100 in my career (since 2001)
Could there even be a value to the calls beyond the direct results? After cranking off 100 cold calls I would think it would be pretty easy to start a real estate conversation when you are in line at the bank.

Just found your post...great info. I bet 99% of agents come up with excuses before ever making that many calls in a day. Yep. My excuse is: I hate it. I hate it. I hate it. And I'm not ashamed to say it. It's great for agents who WANT to do and who THRIVE on doing it, as Lucky obviously does. That's what's so cool about real estate - it's a flexible enough business in that if you don't like one particular method, there are nine gazillion others to try. I for one am a big fan of blogging and other forms of networking. It works VERY well for me. And I love it! I laugh at agents who say "Blogging doesn't work!" and I say "Keep thinking that, OK?"

I'm still trying to figure out how people get past the do-not-call list.
If I cold-call in an area with 50k homes, at least 60% of those are going to be on the do not call list. If I make 300 calls a day for 200 days, that's 60k calls or everyone on the do not call list!
Where I am (NC), I would get fined. What's the secret?

I guess. In this day and age of computerized call tracking and recording.. I (personally) would worry that the hard evidence of a call made could be used against me regardless if it were reported or not. Especially if it was compounded by 10,000 or so potential fines for each call made. Takes a different mindset I guess. FTC Rules here: http://www.ftc.gov/bcp/edu/pubs/business/alerts/alt129.shtmFine is upto 16k per call. Ouch.

I have heard a number of agents simply say that if they ever get fined then that is simply the cost of doing business. As you see with lucky, he has made thousands of calls, done lots of business, and I bet has not received any fines at all. Seems to be paying off for him and if he were to receive a fine then so be it. I believe the max fine for a first time offender in Canada is $10,000. In Toronto (where lucky is), that fine can be paid with one deal (or less).

After being in the business for 15 years or so...I realized making $120k-$160k per year was not gonna cut it. I realized my brother in-law who was making half or $60k per year as a government employee was MUCH better off than me. He has 4 weeks paid vacation, medical benefits, pension plan, job security, and his spare time was his own, ie: not on call etc. I realized I needed to make much more money AND KEEP MUCH MORE MONEY to make this career worthwhile. Started calculating how many deals I needed to ATTACK financial independance in case I could not work or if I do not feel like working. My previous broker told me I needed to quickly put in a base of Real Estate investments and pay them off so as to replace my income. So I started calculating how many deals needed to create the income I feel I need to live a nice life and not retire in mediocrity. I started tried marketing, open house, shmoozing clients, and I cold called with the time left over. After doing deals with each of the various techniques I saw that the calling was the most cost and time effective and just requires Discipline and some skill. Getting good at anything requires some discipline, planning, skills or thought. So I decided to get good at the most effective and predictable technique and kept at it. I started small...20 contacts. Went to Several Mike Ferry Seminars where he teaches many things including discipline and following a strict daily schedule and creating a duplicatable and predictable business just like ALL OTHER PROFESSIONALS DO! I soon saw that nothing worthwhile really happens till one has a steady volumeous flow of Leads regardless of how I generated them....blogging....smoozing...marketing....open houses....etc. So I steadily grew my daily contacts and discipline to over 100 because this generated enough leads in a week where there would be some predictability to my monthly income. I know if I have a certain volume of SALEABLE listings (MUST SELL REGARDLESS PLUS HAVE EQUITY) then a certain percentage will turn over monthly because all they buyers agents will be working for me. Please share some of the daily rituals you have when making this large number of calls. Do you contantly tweak your scripts or are they pretty much the same except for when a prospect may throw you a curve ball?
How did start out making calls? Did you grow into doing the 100 + calls by increasing numbers each day or week? What learning process did you go through?
What tips do you have for an agent just starting out wanting to make a large number of calls every day?

100 calls a day sounds too time consuming for me. $10,000 is a nice vacation, why take the chance in losing it after working so hard for it in the first place.
