Mike Ferry is a good teacher for many who need his mindset. But as you point out it's not suitable for some types.

Your door knocking story reminded me of an agent I had once that dug deep down and decided to do what I was doing each day which was one hour of door knocking, which to him was the equivalent of visiting hell. I was familiar with that feeling, I too was an introvert when I started.

I admit it was easier somewhat back then because most homes had someone home during the day, and there was sort of a normal household routine, but that changed with the need for the two income household.

Anyway, one day he came back to the office muttering that someone said they were interested in selling their house and he didn't know what to say. I said just say, "this seems like a very nice house, what is it you would like to do in the future?" Then follow up with " When do you think you would like to do it, what would be most ideal time frame for you?

No magic bullet, just an intro to finding out the situation and following up as needed. It worked for him, and as he relaxed and gained the mindset he could find and help people accomplish what they wanted to do by knocking on doors his business started to climb.

Are you guys serious you start calling before 9 am? When one of my clients calls me before 9am I think to myself "wtf is the matter with you, it's 8:30 am"

Do people get pissed calling them at 7:30?

People are usually in a mild state of shock but always
relieved to hear that no family member is dead or has been
hospitalized.

i find that most successful people (such as yourself) are up this early..wouldnt you agree?

for 1 -most sellers even if they are not successful,..wont disagree....
for 2- its basic social skills-pay a compliment...

for 3-i just linked me and him as two successful people and kindred spirits..and im aggressive..watch..

seller-arent you being a lil aggressive?

me- yes, and i apologize..but isnt that the type of agent you want to get you home SOLD?

wouldnt you aree in this economy and market thats the type of agent that will sell the home fast for the most amount of money?

that is whsat you want..right?

What the heck...why not call at 5 a.m.? Those are the real go-getters, up at that hour. If you tick some people off, no matter, you will reap great rewards by reaching the early birds.

Hey Linden,


Just got a great idea from Perky, between 5am and
9am you could easily speak to 300 people, no sweat.
I'll even bet you will only have to make 300 dials
and you will get a 100% response rate.
Now the good thing with calling so early is these
people will never, ever forget you. You won't need
a mailling list or Gary Keller's 33 12 Double Tap system
to remind people that you are the delightful guy
who called them. Plus when they go to work I promise
you they will be talking about you to their co-workers
as well so you could well be exposed to over 900
people in one day, that's 4500 in a week. You will
be able to knock Lucky's lights out in less than
a month.

Lmao!!! Funny but probably very true Hunter!!!

Today was a hard start... Felt like there was a war in my lower intestine... But anyway, I committed to get into the office no matter what and it kinda worked out. Due to the call to answer ratios of last week, my plan was to do a 6pm to 8pm to see if the ratios changed. I only did a 6:30 to 8pm beforethe war started again, but here are the stats.

93 calls
31 Contacts
1 30 Day lead
Went from 11% call to answer to 33%!!!
Looks like evening is the best for this area.

Tomorrow 100 contacts!

for you guys that live in the woods..lol..just kidding..
or major suburbs you can call all day and reach people..

let me describe my market so you understand...

im in a major metro area outside of manhattan..i sell 400,500,600 thousand dollar condos...

the owners of these condos demographic is really young..24-34
young single professionals from manhattan..

you will not catch them after 830am. its really hard to even catch them 7pm-9pm...

these are young go getters..they respect..aggressive..hardworking people...

now obviously i cant get away calling ma and pa homeseller at 730am..lol

fact in my office of over 50 agents..and when i was with a remax office over 100 agents..

most agents day looks like this..

show up maybe 10 am-11am...
talk to everybody..about how bad things are...
12pm..lunch time baby!
1pm-3pm..in the computer, facebooking,twittering,blogging..ya know..working..or goofing all
3-5pm brokers open to mingle with other agents..ya never know
might get some referrals...
5pm..im soooooooo tired today.

then..80 percent will leave the business in 6 months or less..
facts 80 % of realtors dont make it past 2 years full time..according to nar...

why?

Nobody wants to do the heavy lifting and or they married
way better than any of us, this makes them smarter.

You are calling a very odd group of people that are
never going to be home due to demands of their
professions. I guess early morning might be your
ticket. Nothing wrong with calling Ma and Pa folk
plus they are happy to see you for day time appointments.

MetroD, congrats on doing what I'm either way to
scared to do or am too lazy to force myself to do.
Calling in the evening is really smart, well done.
Have you tried door knocking 100 homes and tracking
your response.

Keep in mind if you are making sixty contacts a night
that is nothing to sneeze at. Lucky's old coach John F
confirmed this number as being very good and no Mike
Ferry guy will make fun of you.

I'm planning on hiring this guy from Croatia as my
assistant, Lucky said I only had to pay him $15 per
hour. My plan is to scare the people in my area so
badly that they will desperatly want to move. This way
I wont have to call as many people to get a great
response.

3rd day in a row of 200 contacts per day.

People are not moving as much as last year for some reason.
Active listings Down 30%, new listings down 24%.

Last year, 80 contacts gote a lead. This year so far, 120 contacts for 1 lead. That's 40% more contacts required.

I'm thinking the reason I have hit this wall is because I decreased lead generation in the first quarter to concentrate on lead follow up calls. I literally have zero good leads. Everyone seems uncertain or flat out staying put.

Before I see posts about multiple offers, this is not what I am referring to here. I am referring to the general mood out there which is translating into decreased market stats. I find I notice the pulse or mood about 1-2 months before the masses because of my prospecting.

Anyhow, I can actually say I have never experienced this before. It's kinda scary. 30% less listings with the same agents fighting over them.
Wonder what the cause is? I feel many are frightened from the overall cost of living and housing and are just saying screw it. I'm staying here!

same here lucky,
even with me prospecting hotter leads, like fsbos,expireds,withdrawns,..
thet are really staying put..
everybody saying..//im no longer selling,..gonna wait..it is scary
used to be 40 contacts to appointments,..
now its like 60 contacts to appointments..
50% increase in contacts for me..
listing inventory is waaaay down in my market...

Diagnosis

Looks like you moved away from your basic business model
and now you are going to have to work hard all Summer.
Best thing to do here is just accept the fact that you
messed up. How do you feel now about the 700 people
on your mailling list?, not all Lovey Dovey I suspect.

Then again maybe you thought you deserved to be a
"by refferral only" guy after all these years of
building your businss which is not delusional at
all but not really how it works unfortunately.
