If an investor or owner meets me at the property and hands me a file folder I will take it and walk the property taking my photos and when I get finished I always hand the file back unopened and thank them for their time and turn around a walk off to my truck. After 20,000+ BPO's I know how to value a property and don't need an owner or investor who just wants to do a quick fixup and flip a property telling me what a property is worth.
