Today while I was at an open house the homeowner was also present.

She starting talking about how her agent offered her a She will sell her home in 35 days or she'll see it for free....

Then she went on about how she had to have an inspection done, appraisal and a couple other things done...(needless to say the agent didn't look too happy she was saying all this)

Her home is priced well below the average comps in the area

I am wondering anyone on here does that sort of thing and if so does it work to bring you business?

This comes from the Craig Proctor teachings. Nothing new it is just an old technique to get you the listing appointment. When you show them all the requirements most don't like the program but list with you anyways.

You have to run this by your broker if you want to use it. The other problem even if your broker is ok with it is your brokerage might not let you advertise because the consumers will think ALL agents at that company offer it. This happens to agents running buyer rebates as well.

You would be much better off working the buyer side and giving rebates in my opinion.

There are a hundred different gimmicks you can use like this but the point is too make yourself look different to the consumer so that they become your client on behalf of your broker. You have to look at how many people are already doing this specific gimmick in your area as the more that are pushing it the less effective it is.

I also find that it is not the gimmick that get's the listing appointment, this only gets you a glance. Your advertising must be consistent in order to build credibility. The consistency, size and quality of the advertising is what will get the seller to call you because they have seen your advertising for a long time. The consistency builds trust.

This is a get in the door tactic, then they sign anyway. i have taken expired listings after agents like this held clients to a 12 month period and would not let them out for any reason. Needless to say clients extremely jaded about our business at that point!

Build your own brand, find an out of the box reason and offer it to clients but stick with it. The problem with rebates is that after a while you feel as if you are being under paid and want to stop it. Many agents leave companies that do the buyer rebate because they realize they'll make more money elsewhere.

Every model has a place, just decide what you want yours to be and then stick to it.

Set up CORRECTLY buyer rebates will earn you way much more per hour than the PERCEPTION of giving it away.

If you just offer a rebate with no controls or directions for the buyer to a quick closing then YES you can make less.I explained in another topic how to set it up where it provides huge returns.

Thanks Lucky great advice

Corinne - Seriously I couldn't imagine myself having a client sign a 12 month listing agreement... Right now the my listing agreements are no longer tan 90 days (if it expires and if the seller wants to extend it we will go another 90 days)

and I also allow my sellers to terminate the listing at any point if they feel as though I am not doing my job....

have any ideas as far as branding?
