If your potential property rents clear your mortgage payment it is a good indicator you are buying the property at a good value. This is pretending you put nothing down, not realistic to put nothing down but a good indicator on price.

Here is a graph showing national vacancy for single family rentals and the vacancy rate for our company. (Sorry - this site won't let me insert the graph). What it shows is about 8% vacancy nationally. We get all these statistics from www.rentalhomepros.com. It's like an MLS service for rental houses that is owned by NARPM. All of our listings are there along with several thousand others and it enables us to look at vacancy rates, averages days on the market, average days vacant, and more. It also displays the data in graph form so we can see trends.

I guess it really depends on your location and on the type of rentals you drive...
What should you expect from a tourist destination?

I agree, this is a good indication of a "good purchase price" if the rental property is a single family property or a duplex. As the number of units goes up, there should be monthly cashflow above the mortgage payment (even if you were to hypothetically buy with 0% down). Good rule of thumb!
