I suppose in L.A. that isn't what I think a millon dollar house should be. (I really have no idea). I'm not sure I would want a million dollar REO listing where I am. It wouldn't sell fast and would take lots of upkeep. But congrats. Hope it sells fast for ya!

I have a million dollar listing in "pre-listing". The whole sale is held up due to some personal property that was left behind by the former owners. I can't understand why the bank would delay the sale over stuff that is worth, maybe , $300-400. Seems like junk to me....

Dayton is right. Stick to a low key meth operation, or a mid level prositution ring. If jig is up the property preservation guys can be the fall guys. They might demand a part of the action, though. Just make sure to wear gloves. No legal advice intended.

Thanks yall! But my excitement went down when I appeared to do my BPO. The former owner found out that he was getting peanuts and made he's way out, but not until one of his followers took possesion of one of the rooms and claims tenancy there.

L.A. has tough Rent Control Ordinances and the former owner who happens to run a Non-Profit organization out of that property knows the systems very well. He placed this guy just to make the bank suffer a lit bit in the following months.

Yall were right! Too much excitement for nothing but pain. Love this job though!

But not everything is sadness I just got approved to work with PAS!!! smile The excitement is even better than a high end property.

WOW! I did my stats and my average sales price was $72,000 for 2009 and I was excited - now I am jealous. The one thing I have learned is that around here when people have money to spend and you are in the higher end of your listing market - the buyers do not want to do any work. I had one that the carpets needed cleaned and the whole house needed scrubbed - listed at $409,000 and it didn't sell for 6 months - and they really took a hit at $325,000. I hated that house - I was doing the happy dance - but trust me - I couldn't keep dancing - that is a long time to dance. May you get the "tenant" out - list it at 6% - represent the buyer - and sell it for cash - no inspections - close in 10 days. Good luck!

Nice.. good for you. My higest REO listing sale was $495,000, and that was a year and a half ago. I am hoping the good Lord will Bless me with a high end one soon....

wow, congrats, i would love to have an REO listings, very frustrated with being a buyer's agent. can not get a freaking offer accepted even go above asking. can any experience REO agents give this newbie some pointers? thanks in advance..
