Decided to do a postcard campaign for FSBOS and came across a site that used Landvoice to gather names in my area. Has anyone done this type of marketing? Also is Redx or Landvoice worth the money for FSBO and Expired leads?

Again, RedX only organizes and scrubs the data you give it with regard to expireds. You export the MLS to a CSV and import it into RedX (in basic terms)...Go to the site and watch the video. It doesn't give you leads - you already have those. I don't use it for FSBOs. You can load your own records into it as well, like a FSBO you find or a property you want to watch or work on. I don't know anything about Landvoice but from reading the site, it does just about the same thing.

If you just want to gather names, does your MLS tax provider (such as Realist) allow you to do downloads? I can download up to 8000 records a month and send them directly to an excel file or an Avery label setup. This doesn't really help with FSBOs but it's great for geographic farming or target marketing using many criteria.

I wouldn't pay for either of these services for FSBOs, unless maybe your market is seriously FSBO dominated....

i agree with TB. i have tried the fsbo service through redx and did not like the service. i am in the middle of 3 counties and they only give 1 county for hte price. the information is horribly inacurate. now, that is my take on it when they first came out with fsbo information probably 2 years ago. it might be better now. i don't know. i will say that i only work the expireds nad there are more numbers in there than i can call and that is with my upgraded dialer..(used to use a 1 line that dialed 120per, now 3 line and dials 250per)

make sure you put in calls and drive by's into your postcard campaign to increase your odds...also, if your mls has the ability, scrub out hte short sales so you dont waste your time on a home that is underwater. i know some like them, but i live plain old standard resale

I signed up for RedX today for expireds. I have a system that sends me FSBOS already and that has brought me many listings. I'll stick with that since it is less money. The leads all come from the same place and most are on the DNC list anyway. I'm going to focus on the expireds. It will be a new venture for me since I never really focused on them. They are all sooo angry.. LOL. I'm a little overwhelmed with the database. It has so many features I'm not sure I will learn or use them all. The first calling day should be interesting as I fumble through the system. I'll report back if I get instant positive results.

Spartacus... I use "by owner daily" same as mskathywoods. I have taken many listings utilizing it. Paid for itself and then some.

Is anyone having an issue with REDX expired's and short sales? Many "active contingent" short sales expire during the waiting period and the agents don't reactivate the listing but are still working the file. How are you filtering these without having to cross reference the history on every listing???? I don't want to waste phone time or postcards on these listings. Unfortunately my market is foreclosure and short sale driven so many expireds are short sales.

no issues. i dont export short sales or foreclosures from my mls....i have the ability to only import standard resale. sure, they might need to go below their price into short sale status to sell, but i am not intentionally importing them.

Yes I have had some problems with Redx but not with short sales. One month I had about 3 days in which homes that were actively listed showed as expired. It happened about 6 times in two months. Tech support said it was some type of glitch for my MLS system. I stopped my account for a month. I am signing up again this weekend and hope this issue has finally been resolved.

Radiant1 so far I'm getting a little frustrated since a majority of our expired are expired "short sales" that were active contingent before they expired. I see no sense in wasting my phone time or postage on those sellers who are still waiting for an answer from the banks. That leaves me with a very limited number of prospects. So far I have been calling and sending out my postcards diligently. Not doing so well in booking listing appt's as of yet. I'll keep focused and hope it all breaks through in the near future. I will give it the 3 months that I paid. If I don't have success with it I will not renew.

Redx didnt work for me...but I am told it doesnt do well in TX....even then.....the phone numbers didnt seem to work...I am curious about the by owner daily thing

RedX does just fine in Texas. It is simply a data retrieval and management system. It only works as well as the person controlling it's functions and applying the data to a personalized system. If you order it to get results, you are going about it wrong and it ABSOLUTELY won't work. You should use it to make working the expired a more streamlined process and to supplement letters, calls, pop bys, etc.

no, its better to work 10 good leads as opposed to 100 bad leads. you just saved yourself a lot of time!

also, do this. start importing things from 12 months ago! i have over 3500 people in my redx that i have never talked to.

it works

Yep, yep! And who cares if they are short sales or not? I don't work them either, but I can certainly take a referral fee for giving them over to a short sale guru once I have them ready to go.

I think estatereal and I have very similar business sense/plans....are you stalking me estatereal? smile hehe...and congrats on your huge week.

I'm new to the RedX world. Still trying to learn the ins and outs and trying to use it efficiently. I do have one question: When I make contact, leave a message,or send a postcard I put in a note. Do you automatically set up tasks to follow up? Or do you send that contact into a contact manager like Outlook to follow up going forward? I want to work smarter not harder and I'm not sure of the follow capabilities of the RedX system.

If you make a "rule" that excludes the terms "short sale" and or "foreclosure" it will send them to the trash. My MLS will allow the export to Top Producer. It allows more information to be used. I called RedX and the helped me set up the rule.

I use the flag system. After I send letter #1 it is flaged BLUE, letter #2 GREEN and so on. All done with rules.
