.... where does the 3% come from? From the seller who does not have the time, knowledge, inclination or patience to try to handle everything themselves. That's why the MLS was/is such a success.

There is no doubt that some consumers want to use an agent and will gladly pay for their services... just like there is no doubt that a growing number of consumers don't want to pay. The point with google is not that they are trying to create a listing database (they're not), it's that things are moving away from the need to contact/use a Reatlor to get information or make a connection between parties in a transaction. It's absolutely clear as day and agents need to wake up because they are actually accellerating this trend by supplying data and strengthening sites that are working to disintermeiate the agent from the transaction.
Every agent needs to stop thinking like an agent and think more like a consumer and realize what is happening on a macro scale. OVER TIME... you will lose more and more control. That's the message.

What's the solution Broker?
I'm getting tired, really, of you posting this stuff over and over, doom, doom, we're all doomed...but what's the SOLUTION?
The human race can adapt. I wasn't always a real estate agent, and I probably won't always be a real estate agent. I don't necessarily want my kids to be a real estate agent. The world is changing, yes. At a rapid place, yes. With the Realtor Property Resource I know that the guys who charge our office HUGE money to have tax database software are either going to have to drastically change their prices, or go out of business. And maybe then they will find something else to do. The world has ALWAYS been "if you can't adapt you can't survive." It's just moving at a faster pace than before.
With the advent of the supermarket at the turn of the century we saw little butcher shops, fish shops, and bakeries have gone out of business. With the advent of 1-800-Flowers, many local florists have gone out of business but some - the good ones - have stayed open, and many people have had issues with "online florists" and vowed never to use them again (after a half wilted bouquet was delivered to a funeral..).
Things and times change. Some people are ready for it at the beginning, some adapt as time goes on.
But surely you must have something more productive to share other than "You need to wake up."

well, do you agree with the stuff I'm posting or do you think I'm wrong or exagerating?
if you agree with it... what would your solution be ? ... or would you just rather take it as it comes and have a harder job convincing consumers to use you and be happy making less money?

I'm an adapter, broker. I take life as it comes, I take nothing for granted and I am thankful for each day I have. My faith is a big part of how I live my life. If I'm not a real estate agent, I may become a professional photographer. Or I may become an author. Or an inspirational speaker. My husband may become a renown custom woodworker or guitar craftsman. Or we may buy lots of properties and live off rental income. The world is my oyster, broker. I'm not going to fret over changes and be all worried. The passage below sums up my philosophy on the way I live my life, take it or leave it. It's served me well thus far, even when my husband and I were at one point, wondering how we were going to buy food, because he'd been out of work for weeks due to an injury. We've been on the brink of bankruptcy, we've been without a vehicle, we've struggled to survive with 3 kids on less than 20,000 a year income. If I can't be a real estate agent in 5 years, I'm not worried. I'll enjoy it while I can and look forward to the future with excitement. I hate being a "glass is half empty" kind of person. 25Therefore I tell you, stop being perpetually uneasy (anxious and worried) about your life, what you shall eat or what you shall drink; or about your body, what you shall put on. Is not life greater [in quality] than food, and the body [far above and more excellent] than clothing?
26Look at the birds of the air; they neither sow nor reap nor gather into barns, and yet your heavenly Father keeps feeding them. Are you not worth much more than they?
27And who of you by worrying and being anxious can add one unit of measure to his stature or to the span of his life?

Certainly understand and respect where you are coming from.
I think that part of the reason this industry never gets it act together is because so many people in it feel that they'll just get out if ever gets to the point that it's not worthwhile to do anymore. They don't really view it as a serious profession from the standpoint of looking out for it's future (unlike other professions such as lawyers, engineers, etc).
I keep posting this stuff because I am trying to find a way to connect with all agents on a level of shared purpose. See that change is coming and prepare for it and help dictate it... rather than be helpless and at the mercy of those that are forcing change.
Shared purpose. What is it that we all want... and then how do we achieve it? That will define the solution and while I have my own ideas, others need to contribute to the conversation.
This thread started about google and I can tell you that the powers that be at many large realty organizations are scared to death about the influence google could have on the real estate industry.

I have what I think is a solution, and will post it tomorrow if I get time... have to go out now.

The growth and abilities of Google at a real estate level has become incredible. It truly is changing the whole aspect of the real estate businesses. Instead of having to come into your office and talk to you about desired houses clients can now view them via the web. Clients can specifically have a neighborhood, area, specific house or lot etc. all before even contacting a Realtor. That is why viral marketing is becoming the new medium to get across to the masses.
