lol Well, to me $10,000 is certainly not chump change, my point was just that if you are making 500k+/year with much of that coming from cold calling, $10,000 isn't so bad. Most people doing that amount of cold calling are probably using lists with the DNC numbers removed (as lucky is doing).

Lucky, I have to admit, I find this to be a great post, very motivating. And I think that is the bottom line of it all. I tend to call expireds and I am starting to call for rent by owners as I am starting a property management portfolio again. Lists are scrubbed no matter who I call and if they say dont call me ever again I dont. But that has NEVER happened in all my 14 years in this business.

Thanks for the post and keep doing what you do. Especially if it works for you.

Lucky this has motivated me as well. I used to regularly call before the DNC law became effective. Do you have any recommendations on scrubbed lists?

How the heck do you get a 60% response. I have a hard time getting a 20% response. That is, getting 2 out of ten dials to pick up. Maybe I'm calling the wrong numbers. If I call from the office phone, it's more like 10%. When I call from my Magic Jack I get a 15 - 20% pick up rate. How do you do it?

Do you think maybe it's because you're calling a DNC scrubbed list? Do you thing that would help my averages?

Today I started at 11:30 since I am fighting a cold. I was really Rock'in and in my groove plus 60% of people were home. I made 115 contacts in 1.5 hrs....this is a new record for me...works out to 75 contacts per hour average. Took a break for lunch and return couple calls. Going to Attack lead follow up now!

The 60% is a rare occurance. On saturday more people are home. My overall average is 37% over the course of a year. If you call on Saturdays OR start calling early before people go out then your contact ratio goes up. There must be something wrong for you to get 10-20% contact ratio. It would not be worth calling with those numbers. Are you calling expiries who have been bombarded with calls therefore do not answer.

Lucky, what I am still trying to figure out is where do you get the list of people that you call? Are you using the phone book? Do you subscribe to a leads program? I'm all for trying your method, but I am at a loss as to who your target is?

My office provides a service with those on the list. I like to call street by street/geographic area to generate business where I want it.Bottom line, it doesn't matter much how exactly you scrub your list or how you descide whom exactly you want to call! I know agents in the U.S. Who. Just call their town 4 times a year scrubbing out the DNC list provided by their mortgage affiliates. They simply call the entire local phone book scrubbed. I can't tell you how you should do it because you'll have your own ideas of what you like. You simply must get resourcefull, use your thought and your own personal creativity on what areas or system you want to use. Or you can door knock, and play the numbers game of repititious boredom. Tiger Wood practices thousands of swings per week, Shogun practiced 1000 leg kicks per day for the Machida Fight (UFC), on and on. Personal success beyond mediocrity requires this type of commitment and creativity. JUST DO IT, get started and continuously refine and improve your system. It's more important to start. Everything in life is agame of getting started something worth starting and constant never ending refinement of increasing refinement.

Just to give everyone here an idea of how COMPEDITIVE my/our market IS;

Yesterday, today I had 2 listing appointments set.

One to list a home I had gone on a presentation to last week and they said they needed a few days to descided on the different prices we had descussed to list the home at.

And two, another home where the seller had an appointment set with another realtor and I convinced them to interview me the next day where I seemed to convince the husband of my credentials and where he promised me he would not sign until he saw my presentation.

Well they both cancelled!
First one descided to use the agent who sold them the home, even though his services are less than mine but because he offered a better commission.

Second one simply called to say he had signed and not to bother comin today.

ANYONE ELSE WORK FIERCLY COMPEDITIVE MARKETS LIKE MINE THAT CAN SHARE STRATEGIES ON BEATING THE COMPETITION???????

LET'S MAKE THIS THE BEST THREAD ON THIS FORUM! YES!

That doesn't sound overly competitive... but normal.

The agents that got those listings probably practice relationship building mentioned earlier.

As part of my daily calls I have been calling 15 of my past clients and S.O.I. Daily. About a month ago I called a past commercial client from approx 15 years ago who I had lost touch with. Wished him happy holidays and reminded him I was still in the business. Today, he called me from Florida where he spends his winters. He told me. He felt I was a nice guy and would list his house with me when he gets back in May or so. It's probably worth $900k! YES!

I agree - it is par for the course here. I once made an appointment w/ a seller WHO CALLED ME and said he was going to be in the area on Friday. When could I meet with him? Friday afternoon? Excellent.

Except Friday afternoon about an hour before our appointment, he called me to tell me "Never mind, I hired the agent that came this morning instead..." before he even met me.

You will never win against the commission reducers.

I just wish I could get listings away from the people who do not know how to spell basic normal words...listings look really dumb when there are misspellings or improper uses of homonyms.

That's the problem with a lot of agents....they don't no how too spell on top of knot knowing there homonyms!!

Apparently you are good in cold calls, I am not, it has not worked for me. What is the percentage of the voice messages you live vs. talking with real person. Just curious. Good luck!
