How does a new agent address the legitimate question of the experience that the agent has in listing, selling, and buyer agency situations? My wife and I have had vast amounts of education in real estate investing and my wife had a previous license as an agent. We essentially have not gone any farther than that. With the prospects of schooling shortly and being independents with a Century 21 agency, we can anticipate this question occasionally arising amongst potential clients or customers. Open to any suggestions!

Don't worry about it. Stuffing a lot of knowledge in your head will create an "aura of confidence" and, if combined with a good business demeanor, will defy most normal people from ever generating such a question.

Most human beings prefer to talk about themselves anyway; and your job will be to encourage them to do just that . . . . let tell you about their needs, wants and desires, so you can do a good job of satisfying them.

You learn with your ears, not your mouth . . . . that's why the Great Spirit supplied us with twice as many ears.

And if some exception really presses you . . . . Dodge the Question. Change the Subject. Tell them a Story. You've been living in Real Estate all of your lives. So have I. That's worth something . . . . Isn't it ?

For the newer agents out there. There is nothing wrong with telling potential clients that you're new. Just be honest and up front with them. You can mention that you don't have a lot of clients right now and that you have more than enough time to spend on them.

Mention that if they have any questions that you don't have the answer to, you are just one phone call from many years of experience (your office, manager, broker owner etc)

Just remember the old saying...
Nobody cares how much you know until they know how much you care.

Why thank you. You’re very welcome. I’ve never been thought of as “objective” before . . . . kind’a Ayn Rand-ish, hey? But many have accused me of being im-balanced.

You will find that virtually everything in the World of Real Estate is Objective . . . . almost. Well, there are a few occasional random and "subjective" events that sometimes pop up just to remind us that everything isn’t just so cut and dry. That could make for a very boring programmatic existence. You’ll spot the incongruity almost immediately. Things will happen that you didn’t quite plan for.

But hey, wait a minute! Now that I think about it, maybe I’ve got these two mixed up and it’s really the Subjective events that predominate in this business. Why that’s it . . . . nothing in Real Estate is predictable. It’s a whole industry built upon uncertainty and people's dreams.

We live in a different kind of World. A world without walls . . . . and also without a floor or a ceiling. Some Folks are distraught that they live from paycheck to paycheck. We're not distraught because we don’t have paychecks. But we live in a World that can be both chaotic and quixotic, in between commissions; little transient nebulous commissions which may or may not really exist. We sometimes have to visualize them and will them into existence otherwise they are just figments of our imagination.

A Competitor once told he could tell within 3 to 4 months if a New Agent had caught "The Bug" and was going to thrive on the excitement and uncertainty of this business or wither in the face of the frustrations that are inherent in this realm where we mix up human frailties alone with making a few decisions involving big money.

Ask anyone . . . . there's not much else that compares with Real Estate. We're involved in the whole scheme of things that makes for Human Existence.

But I digress. Don't believe anything I say. Good Luck to you anyway!
