We are in Maryland. Contract to purchase our new home accepted 01/26. Finished inspection report given to sellers 02/05. Still no word on next action they will take. They had 7 days to respond after 02/05. Do we even still have a contract since they failed to perform?

They are a relo company and are very slow. Bypassing the agents (since they don't seem to care), I contacted relo company directly who hadn't even seen the home inspection as of 02/14. They promised an answer, still no word.

Is our contract now null & void? Thank you.

It really depends on what your contract says. Many contracts have wording such as if the party does not respond it is the same as acceptance. Read yours.

If your agent 'doesn't care' then I would be finding a new agent.

As Cygnus says, this totally depends on your contract. However, out here in California, you would be drafting a request for the seller to perform. In that you would indicate when your materials were delivered. Something like that can often jumpstart the process again as lemmings start looking around looking for what you sent them.

If your past the date that they were supposed to do something and they did not do it, then out here, you would be out of contract.

Just because this is a relo company is no excuse for them to neglect their contractual duty.

Get their cage rattling.
