My question to you is obvious. Why do you high jack this thread if you are not interested in the topic at hand. I receive many PM's denouncing childish attacks like yours. If you don't like topic at hand why bother with this childish behavior which simply gets you notified and derails the thread that others may benefiting from. This is why there are 15,000+ lurkers on this forum. Too many people who have nothing better to do than hijack threads. I don't like to cold call but I am learning a lot from this thread without criticizing the participants. I don't like to work my friends (SOI) but I don't make fun of those posters. Some of us come here to learn. Please respect that.

So true. That would be weird. Micheal Polzner Pres of Re/max Canada sent out a broadcast e-mail to all board members stating his frustration with all the low producing agents ib the industry. He called it the Elephant in the room. He stated it brings down the level of professionalism in the in the industry. He proposes and recommends a minimum number of yearly transactions for one to keep their liscence among other things. Lawyers and doctors must pay thousands per year to renew and keep their liscences where agents simply pay hundreds. If the lower producing agents were eliminated then my market would be less compeditive. Last year, out of 29,000 liscenced members only 1.2% sold more than 35 homes. That's roughly 350 agents. Many have teams which I do not. If the yearly membership dues were raised to $10,000 where they should be then I too would be like your gynochologist and your psychiatrist and your dermatologist. I could simply blog or wait for my website to make my phone ring. But the dad ttruth is over 65% sold less than 10 homes a year and I have to actively and agressively solicit my services to have a descent bottom line profit. Sad but true. If there were 29,000 gynocologists for 85,000 patients, your gyno may be cold calling to. It would be very weird for my doctor or lawyer to ask me out to dinner etc. It would even be more weird for them to call you out of the blue on the phone and ask you if you would like to have a surgery or get divorced, or perhaps knew of someone who did. Keep posting! This thread rocks.

63 calls made by me this morning....3 leads and 1 appointment! I was cut short due to an emergency or i would have prospected about 120 calls made.
lead followup is at 4pm today, just like it is every day.
*****regardless of the ssytem you use to gain new clients, i hope people see the consistency that lucky uses and can take away the **discipline** of doing the proper steps in the proper order to acheive a consisten repeatable result***

still read every single day!
i stopped posting for quite some time
i hired Dirk Zeller as a coach
my consistency has gone through the roof
my bottom line has gone to the moon
time blocking has been the biggest change to my business that has pushed me to the next level.
there is a story in one of the books that i read in regards to time management.
here it is as best i can recollect>>>
a professor stands in the front of a full classrooom giving a class on time management. he pulls from behind the podium a large glass jar. he tells the students that the jar is representative of the time that htey have in the day. he then puts some large rocks in the jar until the glass is filled up to the top. he tells teh students that he is filling the day with activities. he asks the group if the jar is full. the group shouts "yes". he then pulls out from behind the podium some smaller gravel and pours it into the jar and shakes the jar until the gravel settles into the nooks and crannies in between the large rocks. he once again asks the students if the jar is full. the group is pretty sharp and realizes what he is doing. the group shouts "no, the jar is not full". the professor now pulls out sand and pours it in and shakes it around until it settles into the large rocks and smaller gravel. he asks again, is the jar full...the group shouts "no". he pulls out a pitcher of water and pours it into the glass jar and asks the students if the jar is full and the group shouts***"yes, the jar is full"***
teh professor asks the students what was the purpose of this demonstration. an eager student in the front of the classroom raises his hand and says "no matter how much stuff you put into your day, there is always room for more".
the professor says "i hope that is not the lesson that you walk away with". the professor then states that the purpose of the demonstration was to show that you must put in the big rocks first or you will never be able to get them in!
the big rocks are you time with your family and friends.
now, i have to get out of here because i have to work on my small gravel!

one last thing
some of us spend some time in the car
turn yoru car time into education. there is enough audio in cd format or downloadable that you can turn your care trips (during business hours) into education.
i am going to tony robins thing in florida this spring for 4 days (vip tickets)!
i listen to tony, jim rohn, dirk zeller, pretty much any sales or motivational or business book on tape that i can get my hands on. spend some time and money on education and it will payoff during your talks to any potential client. people can hear education in your tonality and the words that you choose. people will pick you if you are more of a closer. learn sales

This weeks summary;
>500 contacts >6 leads >1 listing taken >2 sales (just sold another small listing I carried over=$6,000 gross commish) >received 2 call backs this week from leads I have been following up on....hopefully will list them soon. >received my postcards this week...my assistant will be working on my first mail out with them next week. 800 to SOI and leads. >did zero Saturday prospecting as I am getting ready for to leave for the Mike Ferry ONe on ONe retreat on Monday in San Diego...had to tidy up loose ends and sold 1 listing.
Hope the weather is nice in San Diego....it's ugly here!
Current income....$132,000 closed and pending.

Sorry you missed the intent of this thread! Oh, I get it. I'm just not drinking the Kool-aid that you are serving up. If you want to toot your horn with the ability to do so without being directly questioned, teach a class or write a book. If you want to post on a message board where people have differing opinions and are free to post those, in as cynical a way as they like, then stay here. I've been here a long time, and I've seen plenty of guys like you come and go - here and in my day-to-day interactions. It works for you. Great. Doesn't work for some of the rest of us. But that doesn't minimize what we do. As for those who are mesmerized by your posts, they should take ALL posts on this board with a grain of salt. None of it is the gospel and none of it is earth-shattering and new.

as I did not start the thread, I don't know.
my guess is to show people that through consistency in prospecting......consistent and positive business growth will occur regardless of a decline in sales in the market as a whole
sales volune is has gone down since I started in this business, but my business continues to grow.
I personally get a lot out of the forums here and have met some great people.
my reason in contributing to threads such as this one is to help show that success can be achieved without thousands of dollars in marketing for new clients. I was once the agent wondering what it took to succeed.
