Yes. You are hilarious. Just listed another home tonight, $428,800. The other appointment I went on yesterday at 8:00 am from Cold Calling just the previous day, told me at the appointment the agent was a good friend of hers and she gave her a real low commission. She also said she wasimpressed by my qualifying questions because she is a sales manager and she could tell I knew what I was doing as I asked all the right questions. Today, I followed up with her and told her I had a potential buyer for her home ( which I generated from calling today). Plus I was calling to re-enforse how much I liked her house and I wanted to sell it. She appreciated my follow-up and said will give me the listing in Feb when back from her honeymoon. Turns out her friend/ agent is also a friend of mine. Business is business and she agreed! I have to say TB...THAT was funny!

Her friend is also a friend of mine. She is a very good agent and I told her so. You're awesome Lucky. Good for you. You have perfected your technique; just like Jennifer Allan perfected hers and was also earning well into the six figures on her SOI based model.
Not all friends who are agents are competent agents. I can think of a lot of agents I know whose friends I feel sorry for if they use them to buy or sell a home.
I'll bet if her friend was competent and good at what she did, you would not have gotten this potential listing.

So true. That would be weird. Micheal Polzner Pres of Re/max Canada sent out a broadcast e-mail to all board members stating his frustration with all the low producing agents ib the industry. He called it the Elephant in the room. He stated it brings down the level of professionalism in the in the industry. He proposes and recommends a minimum number of yearly transactions for one to keep their liscence among other things. Lawyers and doctors must pay thousands per year to renew and keep their liscences where agents simply pay hundreds. If the lower producing agents were eliminated then my market would be less compeditive. Last year, out of 29,000 liscenced members only 1.2% sold more than 35 homes. That's roughly 350 agents. Many have teams which I do not. If the yearly membership dues were raised to $10,000 where they should be then I too would be like your gynochologist and your psychiatrist and your dermatologist. I could simply blog or wait for my website to make my phone ring. But the dad ttruth is over 65% sold less than 10 homes a year and I have to actively and agressively solicit my services to have a descent bottom line profit. Sad but true. If there were 29,000 gynocologists for 85,000 patients, your gyno may be cold calling to. It would be very weird for my doctor or lawyer to ask me out to dinner etc. It would even be more weird for them to call you out of the blue on the phone and ask you if you would like to have a surgery or get divorced, or perhaps knew of someone who did.

My opinion and Micheal Polzner's from Re/max are there would be more to go around. You don't see other professions tripping over each other. You don't see hairdressers and waitresses performing surgery or defending you in court. I agree that agents who are not competent should be out of the business. However, I disagree that someone's competence should be judged by number of transactions or dollar volume produced. I know several agents who have more transactions than others but are unethical and borderline illegal. I know some who happened to sell a couple of high end/high commission properties but that does not mean they are competent.
Though, if we were to go by your standards, I thank GOD I was the #3 producing agent in my office and ranked in the top 30 selling agents of the entire MLS! Or I might be in danger of being booted out!
I doubt the market would be less competitive if the less competent agents were weeded out. I suspect that it would, in fact, create a more fierce competition among the remaining agents attempting to prove who is most worthy of the prize.
