Hello. I am a new provisional broker in North Carolina and would like to hang my license with someone so that I can do referrals. I am currently working for a HUD contractor but that gig will likely end sometime this year. Once it does, I will then want to go full time with a large real estate company to take advantage of their extensive training. But until my job ends, I just want to be able to do referrals. What is the best way to find a BIC that will let me do this? Any information or suggestions would be greatly appreciated.

One broker that I’ve spoken with requires that I join the local real estate association. I know I should do this but I don't have the money at this time. Will this be a requirement with most brokers?

In case there are any local brokers reading this, I live in the Charlotte/Gastonia area.

Craig,

You may try your real estate commission to see if the have any "referral" only companies registered that you can set yourself up with.

I checked mine RE commission online and found several place to hang a license.

I didn't realize it; but is North Carolina another one of those few States where you can become a Broker without first serving an Apprenticeship as a Real Estate SalesPerson?

Yep - gone to all broker state. Provisional is like an agent but with more liability. More states should follow this eventually.

Move on to the next broker. Not all brokers will do it, some will though.

I don't like an all broker state. There should be a period of time and training before becoming a broker in my opinion. I am glad in my state there is a huge difference and also the public knows this in my area.

Here you have to be actively licensed and practicing for 3 years and also have to pass a bunch of requirements and additional tests for the broker.

PA has quite a few required courses, plus an "experience" test (You need to prove a set number of closed transactions).

Then most end up as broker associates anyway.

Oregon went to Broker only as well, but you cannot be a principal Broker until you serve 3 years as an Associate Broker. Serves same purpose.

Actually, in NC you do have to work as a "provisional broker" for two years before becoming a full broker. This takes some of the liability off the BIC and leaves more on the individual agent.

Prior to April of 2006, anyone in NC could pass the exam and open their own real estate firm. This was bad, as you can imagine. Now, at least we do have to work under a broker for two years before going out on our own. I see this as a big improvement.
