No voice mail messages. A contact is speaking to a descision maker. Yes, I have gotten good at using cold calls for LEAD GENERATION. What is your sorce of HIGH VOLUME LEADS?

I am not afraid of them "ROLLING THEIR EYES"...if they don't like me enough, then they probably will not use me for their Real Estate Needs so I may as well be pro-active...find out now....delete them.....and replace them with someone who appreciates me keeping in touch with them. There are thousands who will. Some will, some won't, so what, NEXT! I cannot make everyone happy.

My Real Estate Coach had me set a goal to increase my S.O.I. by another 100 to a total of 800 by the end of the year. He and I are running an test to see how many deals per year I can Generate from this source alone. Many generate a 10 % return from this source. If I can be so lucky this would be 60-80 deals alone from this source. I am looking forwar to finding out.

I've thought about doing cold calls as well from a scraped list of people in my area. Is there a company to contact that would provide this list at a fee? or is there an easy way to do it free. I would just pick up the phone book but we know how that goes.

At kw we figure that about every 300 or so quality people in your soi you should be doing 4mil or so. I'm trying to get mine up there. We try to "touch" our soi twice a month, one call, one email or postcard. but once a month should be adequate if its a quality touch. Lucky you should check out the MREA book if you haven't

How can Keller Williams make a blanket statement like $4 million? Average sales prices vary so vastly from market to narket. This is why a 5 or 10 %. Measurement is so much more accurate. I suppose hearing the words "multimillion" does a lot more for stroking their agents ego.

This weeks summary;

*650 contacts
*150 contacts per day on Fri and Sat (finished my first round of calling my SOI on Thurs, resuming in Feb, after the One on One retreat).
*7 leads
*0 appointments
*1 listing sold (the one I took from cold calling last week- sold for $687k)
*current closed and pending for 2010 is $113k
*saturday prospecting gives 57% of people home return as opposed to 40% doring the week. ( Saturday prospecting is new to me)

Up until recently, I was not to crazy about cold calling. But while doing some research to improve my sales abilities, I stumbled upon a paperback book called "How I raised myself from failure to success in selling" by Frank Better.

This paperback book that I paid $3 for on amazon, has given me the most positive outlook on talking to people I don't know and how to basically "sell them".

One of the main points of the book says... To tell your story to at least 5 people every day. You are going to run into someone who wants what you have to offer.

I didn't make one cold call this week, or any lead generating phone calls for that matter, and I got 2 listings, 2 more in the bag by next Wednesday, another one for the next week, and a new buyer (who already has their property picked out). To each his own. My low pressure, no cold call approach works really well for me.


****Merkaba - I would be really surprised if your broker does not provide access to the DNC. Most brokerages do, as well as state associations. I have access to 2 free services that way, and RedX scrubs my expired/FSBO lead phone numbers.

Ok well i was trying to give you and this thread the benefit of the doubt.

I didn't use a blanket statement,thats why i use'd approximate qualifiers like the terms "about" and " or so "

And thanks for not addressing the other questions and reverting to what seems to be a response talking shlt in the light of a plainly asked question. It's not about stroking ego, its about statistics recording when the systems and models are given a chance to work. And I was talking about my region of course.

That's pretty impressive that you can solicit a listing, list a house, put it under contract, get all inspections and everything done, line up all settlement providers (including likely financing and all that entails) and get it closed in under 10 days... at least 2 of which were on the weekend. Even more impressive if the sellers were living in it. How'd you do it?

broker, you should clarify whose quote you have there. I know its lucky's, but your response method made it appear to be Merkaba's and I doubt he wants credit for that....Try using the quote or quick quote buttons - it works much better!

By sold I would guess that he is referring to it being firmed up (that is when its gets reported as sold, not when it actually closes). In a hot market (Toronto is crazy right now) getting a listing that is priced right and having it sold firm in under 10 days is nothing out of the ordinary...right now they are dealing with alot of multiple offer situations and in many cases at least one offer would have no conditions. Even here in rural Ontario, listing a house and having a firmed up offer in under 10 days happens frequently (when the price is right of course).
