I need some advice please.

We found a house we like very much, it is in golf course, perfect condition, and the owner has moved to another city. However, there is a comfort station next to the house (side yard), about 4 feet to the property line. From the drive way, we can see the door of the Men's rest room.

We really like the house, the layout, the community, and the view. The house has been in the market for more than one year, seems we could get a pretty good deal. But we have big concern of the golf course comfort station, what happens if we want to sale it someday, will it scare some potential buyers away?

What do you think? Will you buy a house next to a golf course comfort station ( rest room) ?

It is a negative trait for sure. The fact it has been on the market for a year says other buyers have similar concerns. Buying a house on a golf course also depends on what green you are on for constantly getting windows broken with golf balls.

I am not a big golfer nor do I list those properties. One broker I know list them and says being next to a different hole carries it's own set of risks.

A lower price will make some buyers overlook anything.

So I wouldn't just buy it a little lower than other properties in there. I would buy it way lower so that on resale you will have a buffer to price aggressively to move it knowing you have a negative resale trait.

Or you could set up shop and sell cigars and cold Miller Lite.

Seriously, it would not be appealing to me and I would worry about resale.

Thanks for all the replies, and I like the idea of shop and backup toilet too.

There is iron fences already, I do not think it would be allowed to put up other types of fences. We could plant some brushes/trees,
but the comfort station is still there. It would not bother me too much as long as I can not see it very clearly, but not sure about other buyers.

I have a friend who bought on a public golf course (I was not his agent). Great house, great scenery.

He has had several windows shattered via the golf ball, he pay out of pocket to have them replaced. He turned in a couple to his insurane Co and his rates went way up.

His fence is constanly being jumped by people retrieving balls from his yard. If he is outside they actually ask him to hand the ball over instead of making the jump. I've been at summer parties at his house and the gold balls come flying, its scary.

He likes it. Its just him with no no kids though, so he says it works. Its fun to hide behind the tree and blow an air horn just as they are swinging.
