Any advice for my first eviction. The sheriff wants 20 people and a locksmith. Is this the norm?, what should I expect?, what do I need?, How much do I pay?, How much do I charge? Thanks

What is the size of the property? 20 people is not normal for my area, The most I have ever had with me was 4 people. I would double check with the sheriff's office.

You may want to check with your client also to make sure they are willing to pay for twenty people,(especially if something goes wrong and sheriff cant evict) sounds like it will be one huge bill.

In Louisiana, we charge the published HUD rate $20/man/hr.

When you do an eviction you have to pack up the homeowner? Just a maybe stupid question....I always naively thought the homeowner packed themselves.

Please explain.

I think it depends on the state. In NC: lockout rekey post 10 day letter. In SC: lockout and remove all personals to the curb

In FL they post it in the evening then start evictions in early the next morning. We have almost all of ours handled by a National Company and they provide the rekey and crew.

We have one Monday the 7th that was just a PP eviction. We have been waiting since January. Legal for seller kept saying they were waiting for the judge to sign.

In Missouri, the sherriff gives them notice (10 days, I believe) and then the set-out crew arrives unannounced at some point after that time has passed. All personal property goes to the curb and property is rekeyed.

So this tells me you guys move it all to the curb and sheriff can't leave until it is done. So 20 people means he'll have 8 show up and get the job done in 90 minutes instead of having 3 show p and the job taking 4 hours plus lunch. Just guessing.

I have my first eviction on Wednesday. They asked me to get a crew of 4 to 5 men for this eviction. How long does it normally take to do the eviction, rekey and cleanup?

It all depends on the mess you have to clean up. 1st you have to gain entry. I assume the police will be accompany you, which means they will go throughout the house with you to make sure nobody is about. Then you will have to write down items that are in the house so that everything is documented. Then you can proceed with the cleanout.

One more tip - take a digital camera and take plenty of pictures. Make sure the time and date stamp is activated. You might never need them, but it only takes a few minutes and could protect you from the occupant who claims more items than are actually there.
