I plan on working in two separate counties part time...one that i grew up in and one where I will be working my other business. One county has all the major players while the other only has two real estate companies that are not national. (they are an hour apart)

What should I consider when choosing where to hang my license?? Do and of you have any experience working in multiple counties??

ps...just passed my state and national today!!

I typically cover 6 Counties (3 Primary and 3 Secondary).

I'd do more if it weren't for the Border with Quebec and the Boundary with New Hampshire.

Your License will allow you to work your entire State.

The Broker that you affiliate with should initially guide you in where to devote your efforts to affect the greatest reward.

I'm in Texas and have been known to cover parts of 11 counties. Congrats on passing the test. As a newbie, don't worry so much with your area, worry with which brokerage is going to give you the best training and support.

Although, if you are doing it part time, which is what you imply, you'll regret spreading yourself thin working areas an hour apart. Maybe you can clarify. Are the counties adjoining? If it's something like Beaumont/Orange, you might be able to make it work. But say, Beaumont/Baytown, heck no. You have to consider MLS coverage. You should probably pick one MLS and a brokerage that belongs, then limit yourself to the MLS coverage.

You probably should interview a couple of brokers to get a better feel for how it works and ask them what they think of your plans. Get your feet wet before you start joining multiple MLS's and shooting yourself in the foot.

Congrats on getting your license!

I tried covering multiple counties but being an agent part time it really spread me thin. When I first got my license about a year ago I tried building my pipeline too quickly and it ended up like having 2 full time jobs!

Now, I concentrate on the county I live in and the resort community we visit often (and where we use to live).

I agree with TB. Your broker will be more important that the area's you cover. I love my broker but it took 4 months after I passed my test to find this firm. He lets me set my own pace (I limit the number of clients or contracts I work) and encourages me to pick up what I feel comfortable with and can handle on a part time basis and is just a phone call away if I need help.

Some brokers do not like part time agents and require too much of you and your pocketbook (i.e. fees and required memberships).

Being a part time agent can be an excellent part time job, but you can easily wear yourself out...not to mention not having time to do the best job for your clients!

Choose your broker carefully, stay super organized and don't over-extend yourself.

I cover about 6 to 8 counties myself, but I'm primarily a buyer's agent. I take 'em where I can get 'em. If you are doing more listings you may want to have a focus area or two.

I specifically cover two counties. They are large enough for me; together they cover 1,200 square miles, and there aren't many places that I haven't been in either of them. Occasionally I will venture into two neighboring counties but only if absolutely necessary. 1,200+ square miles is more than enough for me!
