One of my listing clients has FAS do their lock changes, trash outs, winterizations, lawn mowing, snow removal, etc. but I am at a total loss as to how FAS keeps track of which properties are being cared for by which contractors.

A recent example concerns a property that on my routine check I found one of their contractors was there doing the trash out, thawing frozen plumbing and changing locks. Not a problem, know their company and they do good work. I've since checked the property and it was left as I had expected it would be from their service. Today I get a call from another of their contractors (I also know this one and respect their work) who had also been assigned that property. I told him it was already done and who did it; he will advise the contact person that assigned it to him.

In this whole scenario it is obvious that the administration level of FAS has a problem of one hand not knowing what the other is doing. I had a similar thing happen with them last year (in fact one of the two contractors is the same) on an assignment from a different client.

Anyone else seeing this needless duplication of effort?

To me it is just another reason why they should let the local agent coordinate these activities.

i'm a vendor for FAS. If you're late on a work order it is transfered to another contractor. They also send out other contractors in the area to check up on work, but their work orders don't necessarily state that. I got a winterization order last week from them and after calling the realtor she stated that it was previously done the week before. I called my coordinator and it turned out the previous work didn't pass quality control and they wanted me to go and redo the other contractor's work. There wasn't mention of that in the work order. So it could be one of those scenarios.

I see the needless duplication coming from the banks. I got a workorder to secure a home for LPS. Two weeks later I got workorder to secure the same home for MCS. So I got paid twice to change locks, pads, and a box. Different codes each time. I've seen quite a bit of that; banks switching from on national to another and we have to do duplicate work.

I've seen needless lock work done also. Had an eviction scheduled for Option One nearly a year ago and the occupant left a day or two before lock out. Cancelled the moving van but still had the locksmith change the lock and then installed my own lock box. Several months later they get acquired by AHMSI and they send out FAS to change the lock again and install a different lock box (at least I got my own lock box back).

AHMSI rekeyed all of the OOMC assets to get them all on the same lock box and code. I remember the chaos that came with that. FAS changing locks on properties that just closed escrow. Ugh. I havent had any FAS related issues in a long time. They are on the ball here lately... at least on my properties.

I understood that it was to provide a common lock box code (and perhaps key code too, though some of mine take different keys; maybe not all FAS contractors are following client instructions).

I still think it was a major waste to do over work that had already been done just to change the code. A gradual phase in as the inventory turned over would have made better sense.

Fortunately none that I had were in escrow when that happened. One was given to W&W for auction and they added yet another lock box and key code on a different door. It didn't sell at auction and I now have it back on the market in a traditional manner.

This is one of the main reasons I no longer work for FAS. In my experience, they just seemed very disorganized and inefficient.
