hello outhere!

I was wondering if having an environmental inspeciton is necessary for purchasing a small standalone retail property. I've heard that it is pain in the [censored] to deal with environmental testing. appreciate it if anyone with sales experience could advise me on this.

Small is a relative term. What kind of property is it now occupied,vacant? If occupied what currently occupies the property and what did in the past?

Depending on the age of the structure it can have many issues which could present too much cost to justify acquisition or purchase.

Environmental testing is done in phases. The initial phase is not as costly but you would definitely need one.

Many inspections are a pain and cost money but if you don't want to lose your shirt later on it's a necessary process.

we are talking about 2300sf retail standalone building.Property owner opened a convenient store about 7 months ago. had the property renovated right before the store opened. previous uses were clothing store, Smog check shop and rezoned it retail zoning (code: z00multiple zoning, and other retail stores, not sure what they were.

would you consider having environmental testing done on this property?
