Hello,

I've been licensed for about 2 years now doing new home sales. I have done a couple resale transactions with not much training from a friend who holds my license.

I want to work for a broker to do resales where I can be around people to learn as much as possible. I am 25 years old and I have a lot of motivation to get out there and learn. I would like to work in an office environment (not always from home).

How many brokers should I talk with? Is it normal to bring a resume with you to brokers? As far as split goes, is it appropriate to negotiate split on your first meeting? Any tips would be really appreciated.

Have you visited the "Aspiring Agents" forum? There is plenty of information there, but change your language. You aren't applying, you are interviewing them. They won't be paying you, but just the reverse so rearrange your mindset. You will be switching from employee of a builder to self-employed business owner.

You don't even have to call them. Send an e-mail to the broker and tell them you are exploring your options and ask for a sit-down.

Bring a resume- If you feel its needed to negotiate a higher split.

How many Brokers to interview- As many as is needed to fit your needs.

Negotiate your split- Its your business. Heck yes you negotiate it. Want a higher split, tie you performance to the higher split. I will start at X% but one I hit my quota I go to z%.

You may want to work for some smaller companies with a family owned attitude. I work for a larger franchise only because I do a lot of new construction sales and my Broker is a family friend.

Small, family-owned is one way to go, IF they turn a significant number of deals and IF they are willing to send some referrals your way (family first preference will not help you). DISCLAIMER: No company is going to send an agent enough referrals to survive.

The truth is that training a new agent really takes time, dedication, and resources. You might try a name-brand franchise, at least for a time. The biggies usually have online training resources that are free or low-cost to you.
