My wife and I are looking to become a husband and wife team. It is now January 4, 2010 and I had gone to a great new looking establishment. A Century 21 that functions as an agency and combination construction company. Actually it is next door to a Coldwell Banker. Possibly a good bargaining point. We still need to take the tests and the schooling. I anticipate it will take a month if we are to prepare, attend the schools and then take the test, although on Long Island, New York, the American Real Estate school offers two separate weekends to allow for this training as well. It went up to 75 hours from the former 45.

Any ideas as to when the greatest in-put of prospective sellers and buyers begin calling agency's to begin listing their property's? I know spring is the time for best sales!

No bargaining point as you are new and will need massive training. The splits in the beginning will be relatively the same for new agents at each brokerage. The difference being how much on hands training will you get and do you feel a connection with the companies business philosophy.

Much appreciation for a preview of what is ahead and for the points you brought out. We are anticipating meeting with a Century 21 rep in a day or so and will give attention to what is being offered and hopefully will address this matter further on the forum.

Well first off you should learn the difference between "agency's" and "agencies"....

But after you get past me being a grammar goalie, you'll need to put in some money and hard work. There's no telling what the future holds in the national or local real estate markets.

The good agents always make money, even when the market is falling. Hard work and education are the keys to success in this business, from what I've learned.

If this is something you both really want to do. I would make sure that you have enough finances saved up to hold you off at least 6-12 months, while you get your new careers off. That way come spring you will be in a better position then you where in at the beginning of the year. Also remember the extended first buyer's credit is set to expire June 30, 2010. This could cause more people that are looking to take advantage of this credit to make offers on homes and purchase them. Either way go look at which offices can provide you with solid training and mentoring as a new agent just starting out. Good luck!!!
