CanadaPost.ca has a tool called the Precision Targeter. You can find out the number of houses and apartments by the first 3 digits of a postal code. ("houses" includes any property that has a front door)

Then on MLS, you can find out how many solds in the last 365 days by searching the first 3 digits of the postal code.

Definition of a house as per Canada Post:
HOUSE
A point of call category that includes residential dwellings that may be detached, semi-detached or attached in a row. These dwellings have separate entrances and may be horizontal (in a row) or vertical (one on top of the other).

Examples: single family house, row townhouses, stacked townhouses, and duplexes.

Note: If a business is operated from a house that is also used as a residence, the point of call is to be classified as a house.

Got all 100 contacts in today. No leads though. It happens.

@saulk - I don't think teams are going to disappear. In fact, what is a "team" anyway? If you bring on an assistant are you all of a sudden a team? What if your assistant is licensed and handles all your customer care for your sellers and coordinates the closing for you?

If by team we mean an "anchor" agent that is the fact of the team and a whole slew of buyers agents (and sometimes even listing agents) then things might change. But they won't go away. After all, what are these teams really other than a brokerage within a brokerage? Brokers used to take half and now the "team" takes half.

This being the case, I don't think that teams will disappear. Agents always wonder why and agent would split one's commission with a team when they could be "on 100%" with Re/Max or other 100% brokers. The answer is that teams offer structure and efficiency. A lot of people want to work real estate, but don't like all the "stuff" that they discover goes with it. The icky marketing and prospecting stuff. They just want to "sell houses" and they're happy doing that. In high-priced areas they're REALLY happy to do it for 50% because the 50% of a commission check on a $500,000 house is a lot of coin. It's more than a full commission check on a $100,000 house - and those are all over where I'm from.

Anyway, the shakeup that is on the horizon is going to be much, much bigger than simply seeing teams disappear.

We're going to see buyer's agents as a whole disappear.

Good question. This lead is an anomaly. I prompted Top Producer to follow up spring 2015 even though that's too early. Just to build more rapport. I figure it's best to go to the door when the lead is a lot closer.

Just curious- how much time did you spend calling vs knocking i.e. contacts per hour and what was the quality of the response for both campaigns?

Also, were they more or less in the same area?

The reason I ask, I picked a random street in a very active area, land titles show 179 addresses registered on the street yet I was only able to get 89 valid phone numbers from Telelisting, just under 50%. This drops down to 48 numbers if I scrub out the DNC or just 26% of the addresses

These ratios are by no means unusual

There is currently one active listing on the street [realtors own house] and 19 sales in the last 2 years, about 5% turnover per year

I have called the street getting no leads earlier this month and plan to walk it this afternoon and compare responses

sualk54 - I believe the quality of client interaction between door knocking vs cold calling, door knocking quality is much better. However there are other issues to consider when doing door knocking.

In South Florida, door knocking throughout the summer is hell. Mosquitoes, heat, humidity and rain, all of that slows you down or you can only take so much of it. During the summer I can only take so much of the heat and drenched in either sweat or rain.

During my door knocking I was able to talk to over 40 contacts in just about an hour. You and I know that to achieve a contact ratio of over 40 contacts per hour doing cold calling is almost impossible. At least I have not achieved those levels ever. Brian and Lucky are in the high 20s per hour using shorter scripts than the MFO that I am using.

I still believe that you need both, door knocking and cold calling. The more I do this process, the more I believe that you need both. They complement each other.

The price range that I targeted yesterday was between $550,000 and $700,000.

To me door knocking is getting much easier as compared to few months back when I originally started cold calling. I dreaded getting off the car and knock on doors. The more you do it the easier it is. Now with great weather is easy and fun.

My wife who is an experienced REO manager and who works with many agents throughout the State of FL, would make fun of me when I would tell her that door knocking is and integral part of being a high volume sales agent.

However once I told her what I learned at the MFO Super Star Retreat, that door knocking is a must in order to achieve high volume sales, she now thinks differently. She now sees that door knocking is a must if you want to achieve high volume sales.

I routinely make 40-50 contacts per hour by telephone and have done so for over a decade calling most areas of the GTA.
