how do you put a photo on here? i have my january listing appointments scheduled that came from calling and i would like to post a pic...can anyone help? or can anyone give me their email address and i can send it to you and you can post it if that would be easier...thanks in advance

I think the simplest way is to:

1) Create a free account on something like www.photobucket.com ;

2) Upload your photo to the photo hosting site;

3) Obtain the "image code" for reference to your photo on the internet;

4) Come back over here and insert that "image code" in your post;

5) Check to see that you're displaying the correct image of a real estate relate house like you wanted . . . . and not some dumb pornographic picture that we've all seen a million times.

Then you're done !

Lucky: Have you been using the voicemail drop on Mojo? When I tested it I found it to be very inconsistent. If you aren't leaving messages, how soon do you call back the no-answers? Also, do you get all phone numbers directly from Mojo now? I have been getting mine from white pages and entering them all into TP and calling from there. Would love for the program to cut that step out for me. Whenever I get off schedule it is usually a result of falling behind on number updating.

No voicemail drops. Just calling. I get the numbers from the Mojo lead store. Cant imagine anything else.

I love prospecting on Fridays and Saturdays. More people home. Today, 220 contacts in 3 hours, 585 dials. That's almost 40 % of people home. I wish every day was like this.

That was most likely LandVoice. They will email FSBOs from multiple sources. Also, see if there are local FSBO sites in your area. There are two major local FSBO sites in the Birmingham area.

as Mike Ferry says it is not the fear of rejection, it is a fear
of acceptance-you dont know what to say when the answer is "yes i am planning to sell the house".
As for rejection you will get one insecure, nasty person out of every 100. Thank you for your time, click, next.

This is a VERY GOOD QUESTION. I myself had to overcome this fear. Yes, it's both fear of rejection and acceptance and developing a bit of a thick skin not allowing your thoughts to control your destiny and understanding the whole process, how it works.

When I started, I would do 20-30 minutes of calling. Then I built on it. Then once I got to 50 contacts a day I tried 100. It's like asking a girl out. You have to psyche yourself out and convince yourself you want the outcome and the results. You have to strategize, role-play what your going to say, your attitude and demeanor. You have to say to yourself ......what if!? What if you could do it? What if you could have that girl? What if you could add 10-20 deals to your business with no cost? What if that girl says no? What if she laughs at you? If you get embarrassed, you'll just laugh it off. You'll just try another girl till one says yes. You tell yourself there are plenty of ugly guys with beautiful girls why not you? You tell yourself it is a numbers game and sooner or later you will succeed and conquer! YES!

Lucky,in Mojo lead store can you filter leads owner or renter?

Not that I am aware. I just call them all. When I get a tenant I ask if the owner wants to sell. I know you can remove specific names. My assistant has done this for me.

No. Too much work and time needed for that.

Went for 80 contacts, 420 dials,9am-11.30am, 2 leads, one appointment.
My conclusion after 2.5 months of cold calling - very cost and time effective. All you need is strong follow up.

I took 2 new listings last night from the same seller. I had showed them houses once last November. I put them on Top Producer as a sphere. Followed up once, they received my bi-weekly mailouts. They Called me to interview. Listed them last night. Sold one of my listings today, also from the post card mail outs. It was a past cloent's mothers house. He said he received my card on the mail and called me to list.

Told you the Post Cards Work! As I mentioned before, I believe it is a 20 to 1 return. You have to put out the Post Card system FIRST, then you reap the rewards.
