That's great. I sure am envious. Care to share how you generate 2 listings per week outside of using the soft sell approach? How many listing per year do you take and what average sales price? What percentage of your listings actually sell? This weeks summary;
*650 contacts *150 contacts per day on Fri and Sat (finished my first round of calling my SOI on Thurs, resuming in Feb, after the One on One retreat). *7 leads *0 appointments *1 listing sold (the one I took from cold calling last week- sold for $687k) *current closed and pending for 2010 is $113k *saturday prospecting gives 57% of people home return as opposed to 40% doring the week. ( Saturday prospecting is new to me)
I didn't make one cold call this week, or any lead generating phone calls for that matter, and I got 2 listings, 2 more in the bag by next Wednesday, another one for the next week, and a new buyer (who already has their property picked out). To each his own. My low pressure, no cold call approach works really well for me. ****Merkaba - I would be really surprised if your broker does not provide access to the DNC. Most brokerages do, as well as state associations. I have access to 2 free services that way, and RedX scrubs my expired/FSBO lead phone numbers.

10 day closings can happen....many power of sale properties will have 15 day closings....but again, sold firm is not the same as closed.

I am not sure the mood of your post! I was attacking you personally, I was simply asking how can Keller Williams the company say that working the SOI this way (which I admire by the way) generates $4m in real estate sales. I have heard good things about KW in that they actually provide viable training. If it appears that I was attacking the statement, perhaps it's because you see it a silly generalization also? I am not sure what the other questions were that i did not address? Did you say I am talking [censored]? What do you mean by that? If you were talking about the source of my list, someone else answered that for me and was previously addressed in this thread. By stroking egos....well, which has more accuracy and less ego stroking...saying a 300 name SOI generates 10% in deals, approximately 30 deals, OR SAYING.... a 300 name SOI generates $4 Million I think the answer is obvious and so is the intent.
How can Keller Williams make a blanket statement like $4 million? Average sales prices vary so vastly from market to narket. This is why a 5 or 10 %. Measurement is so much more accurate. I suppose hearing the words "multimillion" does a lot more for stroking their agents ego.
Ok well i was trying to give you and this thread the benefit of the doubt. I didn't use a blanket statement,thats why i use'd approximate qualifiers like the terms "about" and " or so " And thanks for not addressing the other questions and reverting to what seems to be a response talking shlt in the light of a plainly asked question. It's not about stroking ego, its about statistics recording when the systems and models are given a chance to work. And I was talking about my region of course.

Up here things are different. Once all conditions have been removed we consider it sold. In nearly 5 years I have only seen 1 deal where the conditions have been waived that did not close. The Buyer simply walked away (apparently God told him he wasn't supposed to buy the house...yes, that was the reason given)...everyone was shocked because that just doesn't happen here.

(Lucky) "*1 listing sold (the one I took from cold calling last week- sold for $687k)" That's pretty impressive that you can solicit a listing, list a house, put it under contract, get all inspections and everything done, line up all settlement providers (including likely financing and all that entails) and get it closed in under 10 days... at least 2 of which were on the weekend. Even more impressive if the sellers were living in it. How'd you do it?

Reported on 1/8/2010: *1 $689K listing taken-bought FIRM! sounds like it was firm on the 8th. he must mean it was sold and closed in under 10 days which is pretty darn impressive. Hear in Canada once the deal firms up, usually within 5 business days, it's a done deal. I closes normally 100% of the time. Everything is done up front.

What do you mean "inspection is a no brainer?" Are they going to have an inspection or not?
I have a newer construction under contract, buyer said "Why do I need an inspection? Home is practically brand new?" I said "You should have an inspection anyway. If you don't want one you will need to sign a waiver stating you are not having an inspection against my advice."
They had an inspection...and the brand new septic pump was non functional. The buyer came to my office to deliver the $30,000 draft at 10 am, the buyer and his agent came to personally thank me for selling them the house because they were tired of looking and loved the house, the sellers told me they would correct any deficiencies (I always tell them it is their house and they should do this anyway because should they lose this buyer the next will find the same deficiency) pretty much money in the bank from my 24 years experience and over 1000 homes sold. I'd be shocked if something would go wrong. I need more listings like this one.

(???) also now it appears that the house is not sold... but still under contract. sold to me is sold and closed - not "all contingencies removed". and i guess all the contingies are not yet removed because you further say " *the home is 13 years new so inspection is a no brainer....they want the house regardless".
I was impressed if it had actually sold in less than 10 days... but I now see that is not actually the case.

Sorry my post was misleading; I took the listing last week but it was from previous cold calling in December. Here in Canada, when the deal Firms up it is SOLD and the sale price and closing date is disclosed. The deals close 99.999% of the time. Everything is up front.

Can you possibly answer a question without reminding us about how awesome you are, lucky? Are you specifically referring to this buyer thanking me? Or my stating my track record, therefore showing how certain I am the inspection was a no brainer? ...I am sorry but it just seems there are alot of doubters and attackers on this board from day one. When this thread started many were bashing me for Froy Candelario's website and his where abouts as though I was his mother or something.
