Do you already know the business end of it, and are simply looking for marketing advice to build a client base, or do you also need to learn the property management business?
If you don't know the business, I highly recommend you start by buying a few low-end rental properties, fixing them up, signing rental agreements on them, and all the while learning how your municipality handles things like rental registrations, lead paint certifications, renovation inspections and permits, advertising for tenants, real estate staging, etc works.
Assuming you already know all of that property management related stuff, and are looking to expand your client base, I would join some real estate investment clubs, start networking among them, meet a few hard money lenders (they often have REO they need to rent out, or at least know a lot of investors), and start getting to know as many real estate agents as you can.
Basically network, network, NETWORK. Your job will be to know everyone involved in real estate in your given market, and you should take it extremely seriously. Go to seminars, get people out for drinks after meetings, etc. Here's a good article on
