What impact does the amazing numer of reo, foreclosures and huds dominating most markets have on home inspectors? All these transactions are as is - where is and inspections are just for buyers knowledge and often make their offers weaker than offer with no inspection.
Just like every other real estate professional in this market you have to change with the market. What are you doing to stay current and revelant?

I'm not sure I understand how the offer is weaker. Most bank addendum's allow for inspection contingencies, although the time frames may be greatly reduced.

Now, more than ever, inspectors are being relied upon to give accurate assessments of the condition of these properties. Buyers are walking in "blind" with regard to knowing any adverse conditions that may exist on the home - knowing that there is little or no recourse if a serious issue is discovered after the purchase is completed.

Remaining "relevant" is really just a matter of providing a very thorough inspection, and delivering a comprehensive report on the same day as the inspection.

Offers are weaker because inspections allow the contract to be re-opened so to speak. Round two of negotiations to trade repairs for dollars. Been there, done that and got the t-shirt.
btw-thermal imaging sounds relevent as not many h.i's have that service around here.

TI is actually much more than "relevant" wink. It gives me an edge over the competition and because it's included with every inspection, it easily justifies my price scale.

Nice website. TI is great pitch to all parties. Agents must like as it is scientific factual type report and not subject to the "definate maybe's". Hard for sellers and buyers to overlook.

Buyers obviously see the benefit, but additionally, most agents truly appreciate the added "peace of mind" that is provided when thermal imaging is incorporated into the inspection process.

I played with a TI camera a few weeks ago and wow I have to say beyond being a nice tool for inspectors and add peace of mind for a buyer they are very cool!!
