First time here. I work for C21 in Ontario, Canada.
Here's my dilemma....
My buyers want to buy a vacant lot and build in about 3-4 years. Under current zoning they 'can' build on this lot. However, the County is implementing a proposed new zoning plan, which if passed will make this lot ND. The new zoning by-laws may not come in until 2006.
The seller is anxious to sell. He's come down in price and has written back that he will pay for all permits to build now. My clients don't want to build now.
Seems like the only thing holding this deal up is the Planning Dept. Anybody have any creative suggestions.... other than to apply for permits now and build foundation only. :-))
