I had held off getting involved with Titanium because I did not know enough about what is expected of you.

I believe Titanium will have a ton of Short Sales once the new Home Affordable Foreclosure Alternative (HAFA) program takes effect on April 5, 2010. Take a look at this program!

WHAT?! I never thought about that. Do you need add'l E&O to do that type of work. I've been working for Titanium for a few months now, and I never thought about that.

I've been an HRC for Titanium for about 4 months now, and it's good when your successful in making contact with the homeowner. I've met some nice homeowners, and had interesting conversations with them. When the homeowner doesn't answer the door and you have to return, that's where it begins to wear on you, and your car. It's irritating when you know they're inside. The closer they are to your house or your regular route, the better. It's a unique opportunity, but it's not for everyone. It pays my broker fees at the least, so I won't complain.

I too took the training etc...paid the fee..then decided it was not for me- after thinking about having to knock on total strangers doors in the dark (ie; after 5 PM) stressed out people at that, you never know what they can be capable of doing to you-
I saw a news article last week, where a homeonwer tied up a a coupe of home retention couselors, tortured them etc....thanks a lot, not for the peanuts they pay...3 trips out for 30.00 hardly pays for gas- I am disputing the 120.00 with (BofA right now) and will stick to BPOS and general RE services instead

I worked short sales for years and heard every story under the sun. What Titanium is paying is shameful to agents it really is. It all comes down to return for your time invested.

We all only have so much time in the day no matter how much money we have. You can leverage other people to DO MORE in the time that you have each day but it is still 24hrs.

So making 3 attempts to a homeowner for what 50 bucks if that??

better yet

Why not do 4 bpo's in that same time span for 220.00 to 275.00 and not deal with problems??

or even better

Spend that time closing deals where you can make thousands to tens of thousands at a pop.

I just look for the highest obtainable ROI for the time invested.

How do you think I am able to do so many posts on here?? LOL

I NEVER go out on a Titanium job at night. I satisfy the 3 attempt rule with Sat. day, Sunday, day and one day during the week. For me, it's a safety issue- it is just not safe for me to be out at night in some of the neighborhoods I am sent to.
And I agree on the money issue: I almost always earn only $30 and a BPO would be a much better use of my time financially.
I continue to work for Titanium thinking I'll get a listing at some point..........silly, huh? smile

thats not what they are selling to new agents. They have Freddie assets from what I am told, anyone else know anything.

Waive the carrot and all the desperate brokers/agents come a running.

Too many people with a hand in the cookie jar. Try to deal direct when possible.

Years ago Realty Check posted on here and still don't know if he/she lurks here. He/She would do these mods before Titanium existed and get hundreds of dollars a pop easy. The offered their services to local and small banks.

Titanium is nothing more than a useless middleman using agents as grunts to work for breadcrumbs so they can make the big bucks. I never like people dictating to me the terms on making money and like to deal direct.Market directly and if you do a good job you will always get an assignment versus dealing with a company who has many agents to choose from where you are on a rotation etc.

They are supposed to open a REO Dept within the next year. That's the only reason I signed with them. And maybe to get a few Short Sales, which I have NOT!

Currently Titanium does not offer REO's. I also signed up for Short Sales, which also has not happened.
Personally I wouldn't hold my breath on REO's. But that's just me. Happy New Year all! smile
