how to find a good lawyer and title insurance company?
I suppose I could just use google, but I'm wondering if there is a better way to search for a good lawyer and title insurance company?

The first house I closed on the lawyer told me to sign the HOA agreement without me looking at it. I was stupid and young and did so and latter on I was horrified to learn that my particular HOA was run by a bunch of over zealous board members that loved to pay lawyers to write fine letters.

So I'd like a better lawyer this time!

Your buyers agent does not have a list of local real estate attorneys and title companies, inspectors, etc etc?

i dont' have an agent, perhaps a good reason to get one?, but if I don't get one what is the best way to find a good one.

Not by just relying on another agent to refer you to one!

Instead ask friends, coworkers, neighbors for their recommendations. Google the agents you are looking at and read the agents' blogs. Interview several, and since you are looking at REOs ask if they are experienced in representing buyers of REOs.

Whatever you do don't use the same attorney as the seller, they work for the seller by default.
