The ones listed on the MLS do for sure. If you found an apartment that you wanted to lease to a client, you would have to agree to something personally with the PM and/or landlord or possibly even the client (charging them a flat fee for finding you the place). I am a property manager and have engaged in all of the above scenarios, however if you are looking to make residual money the only way I know is to get a cut through the MLS listings.

so mls leases are residual? meaning if htey renew you make comission again the next year? (can you tell im new to rentals?!)



i did some investigating in my area for the big apartment complexes and it seems some pay a "realtor refferall fee" usually around 500...

and some simply pay nothing...so for those that were wondering like me, you simply have to call wahtever apt compex your interested in and ask if they have a realtor referal program or negotiate somehting like hollywudlandlord said.
