I'm broker with no agents working from home so that will probably explain a lot about how much I can spent on website design and how much marketing I need to attract other buyers - not tooo many:)because I won't be able to handle it all by myself. What I need (and want) is to have a professionally designed website so my current customers (or future refferals) can go there and search for the properties and also, as soon as I enter the listing it will be posted on all possible websites automatically. that sounds a lot simpler than it really is. but there are several solutions out there. I would look for something a little more custom and not a generic template website

For people with a little knowledge of what they want and how to make it happen I still love elance.com (it's like a reverse ebay for tech jobs) I've had work done by people in India, Romania, and Pakistan and have always been happy with the work and cost.

When you get your website... I would recommend a wordpress blog with a real estate template. Then locate your blog's RSS feed and submit the feed to every possible RSS feed aggregator or anyone who will syndicate your websites feeds.

When your website is syndicated, any posts or anything you publish on your website will also show up on those other web properties too! Web designers will deign you a website but they will NOT do anything to promote it. That is a whole different (time consuming) game.
