Has anyone tried marketing to builders and had any success? What has worked for you? Any help is appreciated.

most new construction in my area sits and does not sell, but i see agents sitting in hte house all day long. lower the price like the rest of the market and it will sell. pretty simple, but they dont do it.

I'm actually talking about attracting builders as clients. Any incentive programs or anything that would make the phone ring in regards to listing their new homes.

These people may be willing to pass some of the time of day with you under current Market conditions.

Why not bundle up some nice Listed Parcels of Land that might be good Candidates for future Sub-Division and go visit your local Developers/Builders to see what their outlook for the future is; what their current inventories are (completed, underway, stalled, undeveloped sites, unstarted); when they might be interested in considering new projects . . . . and, of course, Could they use your help selling what they've already built?

Worst case scenario: you'll be more educated in the local building economy.

Dont forget about the builders with land that may need to short sale that did not complete any build!

My experience has been these builders had non recourse loans in a corp specific to that project. Of course today almost every lender wants recourse before they fund a project to cover the risk.With non recourse loans builders walk and are not interested in short sales.If the property is not finished the builder will walk rather than finish building it and throwing away money.Also most empty lots are worthless for subdivisions as even if you got the lot for free the cost of construction is way more than purchasing an REO that is a few years old in the same development.
