HI,

I'm thinking about setting up a property management company, i have few may be dumb questions that you might be abel to help me.

RE: in california,.

1. How much is that the DRE allow us to put money into the bank account to start? $200 or $150?

2. do we need to set up each account for each clients?

3. how do we get the service fee when the renter give us the rent? do we give the check to the owner then we charge the owner for the monthly fee? or we deduct it from the check?

4. what kind of paperwork system you have setup to run your property management company?

There are many different ways to do this.

If I am reading your post correctly, you don't need to be a member of the DRE to manage property. Only if you plan to sell and be an agent.

Most companies I know collect the rent and take their fee, then cut a check to the owner.

There is a ton of paperwork to set up.

I would first educate myself a bit more by going to the HUD website and learning about the landlord/tenant laws for CA.

In CA you do need to be licensed by the DRE to manage real estate.

The only exception that I know of is if you are working for an owner as an employee... but be careful and verify you are in compliance.

I am a broker and have been involved in property management at some level for about 20 years.
