I am trying to sell my house and a buyer recently made an offer that I accepted. One of the contigincies was that they could have an inspector inspect the septic system, chimney, and for termites. However, the inspector inspected more and found other problems, like some minor mold. Mold inspection wasn't one of the original contigincies. Now the buyer wants to renogotiate a price based on the things that were inspected that I did not agree to have inspected.
Are they at fault? Is anyone at fault? What am I to do? Please reply quickly I have to meet with them at 4:30 (central) today. Thank you

Many Buyers use the Building Inspection as a basis for starting a new round of negotiations regarding the price. You don't have to budge.
Did they like what they found regarding the Septic, Chimney and Termites?
If they now want to pay less than you're willing to accept, then you may just lose them. Trying to force a sale under these conditions is not worth your effort; but you can seek the advice of an Attorney in your jurisdiction.
It sounds like you don't have an Agent from whom you should be getting this Counsel; good luck at 4:30 CDT.

Thank you for replying. I have an agent. The termites and chimney was fine. The septic system has a problem but I already came down on the price to sufficiently cover this expense. Now they want to meet because they think I should come down even more. I am not asking what to do with the negotiations, or anything else. I know how to negotiate. I think I have a firm hold on that.
I am just unsure what my jurisdiction is here. I do not know if there was any wrong doing on there part. They were only supposed to inspect those three things, as terms of the original contract. But, since they inspected more now they know more and want to renagotiate a price based on the minor problems that the inspection found (not the septic, chimney or termites) even though I think that that shouldn't be in play. But, you can not un learn anything, so I can see how they may factor it in now even though I think they shouldn't.

The mistake the buyer's realtor made was he should have just put "offer is subject to a satisfactory home inspection by buyer". Mistakes are always made if you get too specific and this surely illustrates that. With that said, if the inspector found something he wasn't supposed to look for, there is no law he's breaking. You can go ahead and argue that part of the inspection was not mentioned in the offer, but if you force his hand and this turns into a lawsuit, my guess is a judge would side with the buyer, especially if what the inspector found was a major problem. Your best bet is to either negotiate with this buyer or simply let him walk away.
