I worked Very Closely with an Agent who used the Red X for 1 year in the Phoenix Metro Area 2007 - 2009. I'd love to tell you it was $500 well spent, but the fact of the matter is she was not able to generate a single lead that lead to a listing. After looking at what The Red X does, I can tell you that if you or your broker have the ability to download the data set from the MLS (entire MLS minus photos) you can track expired leads with the use of a desktop database manager such as Filemaker, Access, Paradox, or Lotus Approach. If you are a spreadsheet junkie, you can probaly even do it, with any fully functional Spreadsheet such as Excell or Open Office. It is not easy and requires a lot of download/programming time. But if you have the knowledge and the time I would recommend the do it yourself approach over buying a 3rd Party product. Even if you Buy The Red X, you will have to dedicate a significant amount of time to mining the data, and by significant amount of time I would say you need to spend at least 2 hours a day to get a workable data set out of your MLS, based upon the experience I have witnessed.
how in the world did thye not get a single lead out of the redx that turned into a listing. i would love to have heard teh conversation this agent had with a prospective seller.
you cannot use a spreadsheet the smae way as this information is scrubbed active vs expired and deletes teh actives. also, it pulls the phoen numbers(the most important feature.)
my living is based off of working expireds and i make a very nice 6 figure income. redx is teh place where my information is collected
i dont use them as a contact management system. once i talk to somoene, i delete them from teh redx and put them into my follow up system.
not to be argumentative, but if you think there is a way that you can do waht the redx does with excel then you cannot be familiar with what the redx does.
