Hi all,

I have a chance to start a new project with group of investors. We will buy distressed houses, rehab them green and flip them. We will focus on houses in FHA price range. Here is my question, could you share experience with me if green updates like solar panels, energy efficient HVAC, windows etc. will increase the value of the house or just will make it more salable? Are the buyers wiling to pay more for a house with this upgrades? Do sellers expect to get more for their house having this upgrades? I will appreciate all inputs, but I would like to know more from agents who have experience with this in TX.

In my area (Dayton Ohio) it would only be an upgrade. A green upgrade would be an actual green grass.

Sellers would expect more for the upgrades. Buyers are not willing to pay a premium for it though.

Viktor although there is a green movement it will help it sell faster but not for more money.

If you ask buyers if they are green most want to say yes and like the home to have a few green features.If the whole house is green most buyers including me do not want to live that way.

It's kind of like food in that a lot of people will eat food that's healthy for them sometimes and the rest of the time they will eat the good stuff. Only handful of people will eat ultra healthy.

I like the idea, and I do think people would pay for it. Look at how much a prius costs....Financially it makes sense to buy a camry and you will save on gas but the extra money if for the env.

I know green building has become the new ecologically freindly way to build.

But generally, there is a cost associated with building green that exceeds the cost of conventional building. So as a business owner, you have to first determine the size of the market and how much more than conventional costs will a buyer pay for these green initiatives.

Most people want to have an environmentally friendly lifestyle, but aren't willing to pay the costs associated with it.
