I am hosting open houses for other it better to host the same home every weekend...or try to change the home you host an open house for every weekend...

The goal is when hosting for another agent is to get unrepresented buyers when I do Open Houses. So I use other agents properties. You gotta offer a prize drawwing of some sort to make them fill out the contact sheet (its amazing how many times my wife wins the prize though).

I then have an open house at a different property and invite them to come see me again if they got time. The second time they show up they show up they either want a prize (it happens) or they really want to buy. Its easier to go talk to somebody you know than somebody you don't know. I also follow up throughout the week with friendly emails "Let me bring you other listings we can look at soon", "Would you like me to have a lender onhand to discuss the mortgage process", Really looking forward to seeing you Sunday".

Your question is to hold the same open or different opens. Surprisingly, there are reasons to do both so no simple answer.

I'm assuming your lacking business at the moment and want to generate some. I don't want to give away too many secrets because it tends to bug the people I trained, and I don't blame them, even though the training was free.

I once was the FSBO King in my area and then I spoke to a group of about 400 agents from my area telling them how I did it and suddenly there were hundreds of clones in my area doing the same thing and I had to reinvent the wheel.

So at this point I suggest that you gear your opens to the price range that is selling the best at this time and the area that is selling best at this time and and a location that is simple to direct traffic to and find. If the same house fits that criteria fine, but if not, do another house. The other stuff you will figure out yourself. Also don't waste time on overpriced listings with higher buyer resistance, you should at least have a chance to possibly sell the open while your there even if it is slim.

IMO, if the listing is in the area you farm, I would do it every week. If not, I would do an open house on the listing that has the highest potential of traffic.
