I don't do this...ever. My info goes to my client and thats it. I have some agents that act like I am nuts, can't believe my stance, etc. I just don't give it out, my agreements are between my client and I. Also, I do not care to get into a volley as to why I did not "meet their price"...thoughts? Am I off the mark here? HOnest answers please...Thx

when I call to make apts for my interiors. the listing agent usually will tell me contingent/pending at .... Usually it's a cash offer that is way too low and the comps support a much higher price.I have this a least 1 time a day. What can you do, the bpo companies will look at the similiar property and the last sold comps. It's up to the bank whether they will take a lower price.

do you mean after the bpo is completed? if that is what you are asking, NO. they can find out from the bank

Exactly...thanks. I know alot of agents do it and we may be more of an exception. I just had a lady that I called to get access info from. She told me(key word TOLD) "I need to come in at 130k and she would need a copy of the BPO". I as surprised she didn't ask me to walk her dog and clip her nails. I told her nope...not sory, just nope.
She can go pound sand.

Been fortunate that none has ever asked. Usually do not see the listing agent face-to-face. Typically they give me a lockbox code, if it's not yet actually listed, or I pick up a key from the receptionist at their office. But no, I would not give out any information.

I am getting asked a lot...doing more short sales and getting asked(and told) to send the BPO when I am through...

"Please come in at $XXX,XXX and fax the BPO to me when done"...

Oh, okay. Seems that lately I am getting asked more and more and I have no reason to provide that info.

I NEVER share info: I always say "I have a confidentiallity agreement with the vendor and with the lender, I am not a liberty to disclose any information to anyone." Some agents keep fishing and poking and handing comps off to me - But I just repeat myself like a broken record - after 2 -3 times the agents just stop asking.. If the seller wants a copy - then they can ask the servicer for the info.. I just keep it simple and always follow policy.

In my exp. people always want to know the bank name. It makes it easy for my out.... "I don't know, my client is a middle man b/w me and the bank." It ends the discussion.

I am with you on this but you would be surprised at how many classes I have been in and they are taught to meet the valuator face-to-face. One teacher brushed me off when I said don't bother, no can do, forget about it, confidential.

Nope - Nope - Nope - I had one where I knew the listing agent for the short sale - I had to call the front desk to set it up and not ten minutes later she was on my phone - hey - I need this to come in at "x". She knew better then to call - she knows me - and all I had to say was - "you know better then that - its gonna come in where the comps come in" She took it really well - so sometimes we project resistance - where there isn't any. All I had to say was no - doesn't work that way. I also told her she should be greatful it was me doing the BPO - I do the walk through and take my own photos and do my own comps and forms!! She got my point - and we were done.

It's a little late at this stage, isn't it? Their Seller/Client should know! Or has it been that long since they made a payment?

It should have become routine to get the name of the Mortgage Holder while taking a Listing long ago. It sure makes preparing for Closing easier.

Go read the Mortgage Deed! . . . Or the NOD . . . . or the Complaint.
